Thesuccessfulcandidatewillassumeresponsibilityforadiverseportfolioofindustrialandretailproperties,withsignificantautonomyoverday-to-dayoperations,financialperformance,capitalimprovements,tenantrelationships,andoverallpropertymanagement.

TheRole

ReportingtotheGeneralManager,thePropertyManagerwilloverseetheoperationalandfinancialmanagementofanestablishedcommercialrealestateportfolioconsistingofapproximately 1millionsquarefeetofindustrialspaceand160,000squarefeetofretailspaceacrossaportfolioof20plusproperties.

Basedatthecompany’sNorthYorkheadoffice,thesuccessfulcandidatewilloverseepropertiesthroughouttheGTA,ensuringoperationalexcellence,strongtenantrelationships,effectivefinancialmanagement,andthelong-termpreservationandenhancementofassetvalue.





Thisisahands-onmanagementopportunityrequiringacommerciallymindedprofessionalwhocanindependentlymanagemultiplepropertieswhilecollaboratingwithinternaldepartments,tenants,contractors,andseniorleadership.

KeyResponsibilities

Overseetheday-to-dayoperationalmanagementofanassignedportfolioofindustrialandretailpropertiesthroughouttheGTA.

Developandmaintainstrongrelationshipswithcommercialtenants,ensuringahighstandardofserviceandresponsiveness.

Prepare,administer,andmonitorannualoperatingbudgets,financialreports,andexpenseforecasts.

Monitorpropertyfinancialperformance,operatingexpenses,andbudgetvarianceswhileidentifyingopportunitiesforcostefficiencies.

Coordinateandoverseebuildingmaintenance,repairs,preventativemaintenanceprograms,andpropertyinspections.

Managecontractors,vendors,andthird-partyserviceproviders,includingcontractnegotiationsandperformancemonitoring.

Overseecapitalimprovementprojects,buildingupgrades,andmajorrepairstoensuretimelyandcost-effectiveexecution.

Administercommercialleaseobligationsandcoordinatetenant-relatedmatters,includingleasecomplianceandoperationalrequirements.

Ensurepropertiescomplywithapplicablebuildingregulations,healthandsafetylegislation,andoperationalstandards.

Workcollaborativelywithaccounting,leasing,construction,andotherinternaldepartmentstosupportportfolioobjectives.

ProvideregularoperationalandfinancialupdatestotheGeneralManagerandseniorleadership.





Identifyopportunitiestoimprovepropertyperformance,tenantsatisfaction,operationalefficiency,andlong-termassetvalue.

WhatWe’reLookingFor

7+yearsofprogressivecommercialpropertymanagementexperience ,withastrongbackgroundmanagingindustrial,commercialand/orretailproperties.

Demonstratedexperienceoverseeingmultiplecommercialpropertieswithinadiverseportfolio.

Strongfinancialmanagementcapabilities,includingbudgeting,operatingexpenses,financialreporting,andcostcontrol.

Experiencemanagingcapitalimprovementprojects,buildingmaintenanceprograms,andthird-partycontractors.

Strongunderstandingofcommercialleaseadministration,tenantrelations,andpropertyoperations.

WorkingknowledgeofOntario’sOccupationalHealthandSafetyAct(OHSA)andapplicablebuildingregulations.

Excellentcommunication,negotiation,organizational,andrelationship-managementskills.

Provenabilitytoworkindependently,managecompetingpriorities,andtakeownershipofportfolioperformance.

Post-secondarydegreeinbusiness,realestate,propertymanagement,orarelateddiscipline.

Professionalcommercialpropertymanagementdesignation,suchasRPA,oracomparablequalification.

ExperiencewithAngusAnywhere,JDEdwards,orcomparablepropertymanagementsystemsconsideredanasset.

AbilitytotravelbetweenpropertiesthroughouttheGreaterTorontoArea.
