Preventive Maintenance HVAC Technician (In-Suite Fan Coils & Heat Pumps – High-Rise Condominiums)

Job Responsibilities:

- Perform high-volume, in-suite preventive maintenance in occupied high-rise condo buildings
- Service fan coil units, heat pumps, ERVs, and related in-suite HVAC systems
- Replace filters, clean coils, flush drain lines, vacuum units, and complete full maintenance scopes
- Identify common condo HVAC issues (leaks, failing motors, airflow restrictions, dirty coils, etc.)
- Accurately document findings using our digital reporting system (notes, photos, flagged issues)
- Move efficiently unit-to-unit while maintaining quality and consistency under time constraints
- Communicate clearly and professionally with residents during service visits
- Follow strict building procedures (access, scheduling, cleanliness, protection of finishes)

Qualifications & Requirements:

- REQUIRED: Direct experience with in-suite HVAC systems in high-rise condos

(fan coils, heat pumps, ERVs — not furnaces,



rooftops, or general maintenance)

- Minimum 1 year performing preventive maintenance in occupied residential units
- Solid understanding of fan coil layouts, condensate systems, and common failure points
- Ability to complete multiple units per day efficiently without supervision
- Comfortable working inside residents’ homes with professionalism and care
- Experience using checklists, service apps, or digital reporting tools
- Valid driver’s license and reliable vehicle (mileage reimbursed)
- HVAC certifications (313D, G2, ODP) are an asset — experience in this niche matters more

Important:

This role is NOT suitable for:

- General handymen or building maintenance staff
- Furnace / rooftop / construction HVAC installers without condo experience
- Candidates without direct fan coil / heat pump maintenance experience

If you have not worked inside high-rise condo units performing in-suite HVAC maintenance, this role will not be a fit.
