About the Opportunity

Canterra Executive Search is partnering with one of Toronto’s leading real estate developers and owner-operators to identify an experienced Senior Property Manager – Residential Rental for a portfolio of premier Class A high-rise residential properties in Toronto and Vaughan.

This is an excellent opportunity for an accomplished residential property management professional to take on a senior operational leadership role within a highly respected, vertically integrated real estate organization with more than 70 years of experience in the Greater Toronto Area.

The successful candidate will oversee the day-to-day operations of an assigned residential rental portfolio, provide leadership and guidance to an established team of Property Managers, Tenant Coordinators, Maintenance Coordinators and leasing.

Working closely with the Director of Operations, this position offers the opportunity to take ownership of portfolio operations while continuing to develop your career within an established and growing real estate organization.

The Role

Reporting to the Director of Operations, the Senior Property Manager will be responsible for overseeing the operational management of an assigned portfolio of high-rise residential rental properties throughout Toronto and Vaughan in the 1000 unit plus range.

The successful candidate will provide leadership and support to a team of Property Managers and Tenant, Maintenance and Leasing Coordinators to ensuring consistent operational standards, effective service delivery, and a positive resident experience.

This is a hands-on leadership opportunity requiring strong residential property management experience, excellent organizational skills, and the ability to oversee multiple properties while supporting the professional development of team members.

Key Responsibilities

- Provide leadership and operational oversight across an assigned portfolio of Class A high-rise residential rental properties,



ensuring exceptional standards of property management and resident satisfaction.
- Lead, mentor, and develop Property Management Coordinators and on-site management teams, promoting accountability, professional development, and operational excellence.
- Oversee portfolio performance, ensuring properties are maintained to the highest standards while identifying opportunities to improve operational efficiency and service delivery.
- Provide direction and oversight for building maintenance programs, contractor performance, capital improvements, and property operations.
- Establish and maintain consistent operational procedures, service standards, and best practices across the residential portfolio.
- Oversee the operational transition and integration of newly constructed residential rental properties into the management portfolio.
- Ensure compliance with the Residential Tenancies Act, applicable building regulations, health and safety requirements, and corporate operating standards.
- Collaborate closely with the Director of Operations and senior leadership to implement portfolio initiatives, resolve operational challenges, and support long-term property performance.

What We’re Looking For

- 7+ years of progressive residential rental property management experience , preferably overseeing Class A high-rise residential properties.
- Demonstrated experience managing multi-property residential portfolios, with a strong understanding of building operations, maintenance programs, and operational performance.
- Proven ability to lead, mentor, and develop property management teams while maintaining high standards of accountability and service delivery.
- Strong working knowledge of Ontario’s Residential Tenancies Act (RTA), applicable regulations, and residential property management best practices.
- Excellent leadership, communication, and relationship-building skills, with the ability to work effectively with residents,



contractors, and senior management.
- Strong organizational, decision-making, and problem-solving abilities, with the capacity to manage competing priorities across multiple properties.
- Proficiency with residential property management software and Microsoft Office.

Additional Assets

- Experience managing Class A or newly constructed high-rise residential rental properties.
- Knowledge of Tarion warranty processes and new development operations.
- Post-secondary education in business, property management, real estate, or a related discipline.
