Residential Finishing Carpenter – Deficiencies & Warranty

Position Summary

Wesmont Homes is seeking a skilled, dependable Residential Finishing Carpenter to complete construction deficiencies, finishing repairs, and warranty work across our residential developments.

This hands-on role requires a versatile tradesperson with strong carpentry and finishing skills who can work independently, solve problems, and deliver quality repairs with minimal supervision. Work will take place on active construction sites, in completed homes, and in occupied homes requiring warranty service.

Key Responsibilities

- Complete construction deficiencies identified during inspections, homeowner walkthroughs, and final turnover.
- Perform finishing carpentry, including baseboards, casing, trim, door adjustments, cabinetry adjustments, and hardware repairs.
- Complete drywall patching, sanding, painting, caulking, and minor flooring and tile repairs where qualified.
- Identify and repair damaged finishes and building components while protecting surrounding surfaces and furnishings.
- Complete warranty service work professionally and respectfully in occupied homes.
- Identify issues requiring specialized trades and coordinate with the Service Manager or site team.
- Maintain accurate work order updates, photographs, and repair notes using a smartphone or tablet.
- Coordinate with superintendents and subcontractors to prioritize and complete work efficiently.
- Maintain a clean, organized, and safe work area while following company policies and WorkSafeBC requirements.
- Recognize potential structural, fire-rated, waterproofing, or building-envelope concerns and seek appropriate direction before proceeding.

Qualifications & Experience

Required:

- 3–5 years of residential construction, finishing carpentry, deficiency repair, or related experience.
- Strong general carpentry and finishing skills, including drywall repairs, painting, trim, and door adjustments.
- Ability to troubleshoot problems, work independently, and maintain high workmanship standards.
- Professional communication skills and the ability to interact respectfully with homeowners.
- Strong organizational skills and the ability to manage multiple work orders.
- Valid Class 5 BC driver's licence and ability to travel between projects throughout Langley, Surrey, and surrounding communities.
- Comfortable using digital tools for work orders, photographs, and communication.

Preferred:

- Red Seal Carpenter certification or equivalent hands-on experience.
- Experience with a residential builder or developer, including townhomes and condominiums.
- Familiarity with BC's 2-5-10 Recent Home Warranty program and BC Housing's Residential Construction Performance Guide.

Compensation & Benefits

- $32–$40 per hour, based on relevant experience.

Working Conditions

Full-time, primarily Monday to Friday, with travel between active construction sites and completed or occupied homes. The role involves physical work, including lifting, bending, kneeling, climbing ladders, and using hand and power tools, sometimes in outdoor or unfinished construction environments.
