Live in Site Superintendent / Building Operations Manager

Location: Winnipeg, MB

A well-established residential condominium community in is seeking an experienced hands-on, customer service oriented LIVE IN Site Superintendent to oversee daily building operations, maintenance, and service delivery.

This role is ideal for someone who has experience and enjoys working in a residential environment, takes pride in maintaining high building standards, and values strong relationships with residents and contractors. A live in suite with parking is provided as part of a generous compensation package with quarterly bonus.

Key Responsibilities

- Oversee operation and maintenance of building mechanical systems, including heating, cooling, ventilation, and water treatment systems.
- Coordinate and supervise external trades and service contractors.
- Maintain cleanliness and condition of mechanical rooms and service areas.
- Oversee filter replacement, laundry equipment, garbage and compactor systems, and shared building equipment.
- Ensure cleanliness and maintenance of common areas, corridors, parkade, amenity spaces,



and grounds.
- Coordinate seasonal grounds care and snow and ice removal.
- Conduct regular building inspections and preventative maintenance.
- Serve as primary on-site contact for residents regarding maintenance concerns.
- Coordinate contractor access and ensure protection of common areas during work.
- Manage work orders and maintenance documentation.
- Supervise and support in office staff and reinforce service and safety standards.

Qualifications

- Experience in building maintenance, property operations, or facilities management.
- Strong mechanical aptitude
- Experience working with contractors and service providers.
- Ability to perform minor repairs, maintenance tasks, snow removal and common area cleaning
- Strong communication and customer service skills as well as computer skills.
- Ability to work independently and manage competing priorities.
- Valid driver’s license preferred.
