Job Summary

We are seeking a reliable, hands-on Live-In Superintendent for two adjacent residential properties in Kingston, Ontario (a 32-unit apartment building and a 10-unit townhouse complex). All cleaning supplies and materials will be provided by the company. In this role, you will serve as the primary point of contact for building maintenance and resident needs, ensuring a safe, well-maintained, and welcoming environment. This position offers the unique opportunity to live on-site while providing essential management and maintenance support. Your energetic leadership expertise will help foster a positive living experience for all residents.

Key Responsibilities:

- Perform basic maintenance and small repair work as needed at 15 Adelaide
- Clean the building interior and exterior twice per week only 15 Adelaide
- Cut and maintain the grass/lawn twice per week (seasonal)
- Place garbage and recycling at the curb once a week for city pickup
- Act as the primary point of contact for tenants — answer questions, address basic concerns, and maintain a positive relationship with residents
- Prepare vacant units for new tenants, including cleaning and painting between move-outs and move-ins
- Keep the property tidy, well-maintained, and secure
- Monitor the building for any suspicious or illegal activity and report/address concerns promptly
- Oversee daily building operations,



including routine maintenance and emergency repairs
- Supervise and coordinate projects related to building upgrades, repairs, or installations
- Lead supervising teams or contractors during maintenance projects with clear project management practices
- Maintain detailed records of maintenance activities, repairs, and inspections for accountability and future planning

Requirements

- Proven management and leadership experience in building or industrial maintenance settings
- Basic Electric , Plumbing , Painting and Cleaning skills
- Strong management skills with the ability to prioritize tasks effectively
- Excellent communication skills in English to coordinate with residents, contractors.
- Supervising experience in residential building maintenance environments preferre
- Demonstrated ability to lead safety protocols and ensure compliance with industry standards
