Ironstone builds homes, and the Home Warranty Coordinator is the person our homeowners deal with once they have the keys. You are the builder’s face after closing: you take the call when something goes wrong, you get into the home to see it for yourself, and you make sure the right trade fixes it properly and on time.
This is a 14-month contract covering an existing position. You will run the warranty service process from the pre-delivery inspection through the first and second year of ownership, keep every claim within Tarion’s timelines, and coordinate the trades and suppliers who do the repairs. Homeowners should come away from every interaction knowing exactly what happens next and when.
What you will do:
Homeowner warranty service, the main focus
- Act as the main point of contact for Ironstone homeowners on all after-sales and warranty matters, by phone, email and in person.
- Receive, log and acknowledge every service request, and keep the homeowner updated until it is closed.
- Inspect reported deficiencies in the home, decide whether each item is a warranty item, and document it with notes and photos.
- Explain warranty coverage clearly and respectfully, including when an item is not covered and why.
- Handle frustrated or upset homeowners calmly, and escalate disputes to management with a clear written summary.
Tarion warranty process
- Manage the initial, mind-year, Year-End and Second-Year forms for every home, and complete repairs within the builder’s repair periods.
- Track Ontario statutory warranty coverage for each home: one-year, two-year and seven-year major structural defect coverage.
- Prepare documentation for Tarion conciliation inspections and attend them as the builder’s representative.
- Keep complete, accurate warranty files that would stand up to a Tarion review,
and help protect Ironstone’s builder rating.
Emergency response
- Respond to after-hours and urgent warranty emergencies, as part of an on-call rotation, including:
- complete loss of heat in winter, electricity, or water;
- sewer blockage, plumbing leaks or water coming into the home;
- a safety hazard from a major grading issue.
- Get the right trade to the home rapid and confirm the issue is made safe.
Trade and supplier coordination
- Issue warranty work orders to trades and suppliers, schedule them with homeowners, and follow up until the work is done.
- Inspect completed repairs for quality before closing the item with the homeowner.
- Track trade response times and repeat deficiencies, and report trends to construction and site teams so the same problem is not built into the next home.
- Coordinate small repairs and touch-ups, and complete minor fixes yourself where appropriate.
Records and reporting
- Maintain the warranty tracking log or system: open items, deadlines, costs and closures.
- Prepare regular reports on open claims, aging items, trade performance and warranty costs.
- Support back-charges to trades for warranty repairs that fall within their scope.
What you bring:
Education and experience
- 2 or more years in new home warranty, customer care, site supervision, a skilled trade or construction service.
- Working knowledge of residential construction: framing, drywall, plumbing, HVAC, electrical,
roofing, grading and finishes.
- Working knowledge of the Tarion warranty program and the Ontario New Home Warranties Plan Act, or the ability to learn it quickly.
- College diploma in construction, building technology or a related field is an asset.
Skills
- Able to look at a deficiency, judge its cause and know which trade should fix it.
- Strong organization and follow-through. You track many open items at once and miss no deadlines.
- Clear, professional communication in writing, by phone and in person.
- Comfortable with Microsoft Office, email, a smartphone and digital photos for documentation; able to learn a warranty or service-tracking system quickly.
- Openness to AI and modern tools that speed up logging, scheduling and reporting.
Working style
- Calm, patient and respectful with homeowners, including when the news is not what they want to hear.
- Fair and firm: you stand behind Ironstone’s work and you hold trades to their commitments.
- Self-directed.
- Dependable in an emergency.
Required
- Valid Ontario G driver’s license with a clean driving record, and a reliable vehicle for daily travel to office, homes and sites.
- Working at Heights training and WHMIS, or willingness to obtain them before starting.
- Availability for after-hours emergency calls on a rotation.
What we offer
- A 14-month full-time contract with a builder that has a steady, long-term pipeline of homes.
- Direct exposure to construction, site and sales teams across every Ironstone community.
- Training on Ironstone’s warranty process and on the Tarion program.
