Job description:

Accounting Manager, Property Management

Location: Calgary, AB
Company: UnitiiPM Inc.
Job Type: Full-Time

About UnitiiPM

UnitiiPM is one of Alberta's fastest-growing residential property management companies, managing over 5,000 apartment and townhome units across Calgary, Edmonton, and surrounding communities. We are committed to reimagining property ownership and enhancing the resident experience through exceptional service, innovative solutions, and a people-first culture.

As we continue to grow, we are seeking an experienced and motivated Accounting Manager to join our leadership team.

Position Overview

This is a hands-on leadership role that combines accounting management with active portfolio accounting responsibilities.

The Property Accounting Manager is responsible for leading and developing a team of accounting professionals while maintaining direct involvement in month-end close, financial reporting, reconciliations, problem-solving, and portfolio oversight.

This is not a purely administrative or strategic management position. The successful candidate will work alongside their team, provide day-to-day support, and step into operational accounting functions as required.

The ideal candidate is an experienced property management accounting professional who enjoys balancing leadership responsibilities with active involvement in the work itself.

Important

Direct Property Management accounting experience is required for this position. Applicants without residential, multi-family, commercial real estate, or property management accounting experience will not be considered.

Key Responsibilities

Leadership & Team Management

- Lead, mentor, and support a team of Property Accountants and Accounts Payable staff.
- Conduct performance reviews, coaching, training, and development of team members.
- Establish and monitor departmental goals, deadlines, and workload distribution.
- Foster a positive, collaborative, and accountable team environment.
- Assist with recruiting, onboarding, and training new accounting staff.

Accounting & Financial Management

- Oversee month-end and year-end close processes.
- Review financial statements, bank reconciliations, journal entries, and supporting schedules.
- Ensure accuracy and timeliness of owner financial reporting.
- Assist with budgeting, forecasting, and variance analysis.

- Monitor accounts payable, accounts receivable, and cash management processes.
- Support audit preparation and external reporting requirements.
- Review trust account reconciliations and ensure compliance with applicable regulations.
- Identify opportunities to improve accounting workflows and internal controls.
- Assist with complex accounting transactions and problem-solving as required.

Systems & Process Improvement

- Maintain and improve accounting procedures and controls.
- Work closely with operations teams to improve reporting and financial visibility.
- Assist with Yardi system enhancements, reporting, and process optimization.
- Develop efficiencies through automation and technology solutions.

What You Bring

Required Qualifications

- Minimum 5 years of progressive full-cycle accounting experience.
- Minimum 2 years of experience leading, supervising, mentoring, or managing accounting staff.
- Minimum 3 years of direct residential, commercial, or multi-family property management accounting experience.
- Experience managing multiple properties, entities, or portfolios.
- Strong understanding of financial statement preparation, reconciliations, month-end close, budgets, accruals, and reporting.
- Advanced Excel skills.
- Strong organizational, time management, and problem-solving abilities.
- Ability to balance leadership responsibilities with hands-on accounting work.
- Experience working in a fast-paced environment with evolving processes.

Strongly Preferred Qualifications

- CPA designation or active progress toward completion.

Candidates without a CPA designation may still be considered if they offer significant property-management accounting experience and a strong record of accounting leadership.

- Experience in residential property management, commercial real estate or multi-family housing.
- Experience using Yardi Voyager or a comparable property-management accounting system.
- Experience with property-level and owner financial reporting.

- Knowledge of trust accounting and multi-entity reporting.
- Experience improving or implementing accounting processes and systems.

Who Will Thrive at UnitiiPM?

You may be an excellent fit if you are:

- A Senior Property Accountant looking to take the next step into management.
- An Accounting Supervisor currently leading a small team and looking for greater responsibility.
- An experienced Property Accounting Manager who enjoys remaining involved in the day-to-day accounting function.
- Someone who enjoys coaching and developing people while also solving accounting problems directly.

This Role May Not Be a Fit If

- You are seeking a purely strategic or executive-level accounting role.
- You prefer to delegate day-to-day accounting activities rather than actively participate in them.
- You are looking for a highly structured environment with established processes and minimal operational involvement.

What UnitiiPM Offers

- Salary of $95,000–$100,000, based on experience.
- Comprehensive health and dental advantages
- Paid vacation and personal days.
- A hybrid work arrangement following onboarding, based on operational requirements.
- Onsite parking and casual professional dress.
- Professional development and career-growth opportunities.
- Direct access to organizational leadership and the ability to influence key decisions.
- The opportunity to shape accounting systems, processes and team development as the company grows.
- Company events and team-building activities.

Why Join UnitiiPM?

Larger organizations can offer highly established structures, but they do not always offer the opportunity to influence them.

At UnitiiPM, your work will be visible. You will have direct access to decision-makers, the ability to implement improvements and the opportunity to build processes that support the company’s next stage of growth.

If you are an experienced accounting leader who enjoys developing people, improving systems and staying connected to the day-to-day business, we would like to hear from you.

Pay: $95,000.00-$100,000.00 per year

Experience:

- progressive full-cycle accounting : 5 years (preferred)
- leading, managing accounting staff: 2 years (preferred)
- property management accounting: 3 years (preferred)
- Yardi or equivalent property management software : 2 years (preferred)

Work Location: In person
