Overview

We are seeking a dedicated and proactive Live-in Commercial Caretaker Contractor to oversee the maintenance, security, and general operational needs of a light industrial/ commercial property. This role offers a unique opportunity to live on-site, ensuring the smooth functioning of the facility while providing exceptional customer service to the tenants. The ideal candidate will possess a strong mechanical , communication skills, and hands-on experience with facilities maintenance. A suitable candidate must be autonomous, with the ability to trouble shoot problems and remedy or find suitable trades. This position is vital in maintaining the safety, efficiency, and overall condition of the property, ensuring it remains a well-managed and welcoming setting.

This is a contract position exchanging services rendered of 38 hours for housing onsite per month. Any additional hours worked will be paid at $40 an hour, bi- weekly. The non smoking suite onsite provided is a 650 sqft, 1 bedroom suite located in Esquimalt BC with 200 sqft of patio. Utilities are included in the 38 hours of services rendered. This job provides flexibility as contractor is able to work elsewhere or use as supplemental income. however, contractor must be available to respond to emergency calls for the building expediently. Maintenence of the building has historically been completed within 38 hours a month. Barring emergency calls there is flexibility in how the contractor may complete the hours needed. The job would be suited for someone with the flexibility to complete the job in conjunction with other work,



or a retired person looking to supplement their income.

Our estimated market rate for the suite including utilities is $1900-$2100.

Responsibilities

- Perform routine inspections and preventative maintenance on building .
- Oversee facilities maintenance tasks such as landscaping, cleaning, lighting, painting, drywall repairs, roof repairs, small repairs and security systems to uphold property standards.
- Lead small teams or coordinate with contractors for specialized repairs or upgrades while ensuring safety protocols are followed.
- Use company equipment for snow removal and deicing
- Provide excellent customer service by addressing tenant inquiries promptly and professionally.
- Ensure compliance with safety regulations and facility policies through regular audits and inspections.
- Manage emergency responses related to electrical failures, Plumbing, Leaks or safety hazards effectively.
- Garbage and Recycling/Trailer dumps as necessary (Supplied truck but job requires valid Drivers License)
- Aiding with tenant turnover or move-in/move out
- Upkeep tidiness of exterior spaces
- Working off ladders and at heights.
- Aid in landlord improvements - own forces or monitoring hired subcontractors
- Must be able to lift and carry up to 50lbs
- Conduct meter readings and boiler assessment at a monthly basis

Experience

- Proven experience in facilities maintenance or building management roles is an asset.
- Experience in trades related roles is an asset
- Fluency in English is required for communication with team members and vendors.

Pay: $40.00 per hour
