Vancouver

About Us

We are a privately held Vancouver-based company that owns and manages a portfolio of commercial properties across the office, retail, and light industrial sectors. We manage our buildings directly, which means decisions get made quickly as a team. Our group of companies also includes interests in craft brewing and hospitality.

The Opportunity

We’re looking for a hands-on Property Manager to take day-to-day responsibility for the physical operation and upkeep of our commercial portfolio. This is primarily a boots-on-the-ground role — you’ll be on-site regularly, rolling up your sleeves, managing trades, and handling a wide range of building maintenance and other tasks yourself when needed.

Lease administration and financial reporting are handled separately. Your focus is keeping our buildings running well, our tenants looked after, and our properties maintained to a high standard.

Key Responsibilities

Building Operations & Hands-On Maintenance

- Take direct responsibility for the day-to-day physical condition and operation of all properties
- Perform hands-on maintenance and repairs yourself where practical and economical — including basic carpentry, drywall, framing, painting, and general building work
- Identify and triage maintenance issues through regular property walkthroughs and inspections
- Develop and execute a preventive maintenance schedule across the portfolio
- Manage common building systems including HVAC, plumbing, electrical, and life safety, including coordinating and overseeing contractors and tradespeople in office when licensed trades are required, and managing scope, quality, and timelines
- Source and manage service contracts (janitorial, landscaping, mechanical, security, waste, etc.)
- Respond to after-hours emergencies and urgent tenant issues as needed

Tenant Relations

- Be the primary day-to-day contact for tenants across the portfolio
- Respond promptly and professionally to maintenance requests and building concerns
- Build genuine working relationships with tenants; flag issues to ownership early
- Coordinate move-ins and move-outs, including condition inspections and deficiency walkthroughs

Contractor & Vendor Management

- Solicit quotes, evaluate bids, and recommend contractors for maintenance and capital work
- Supervise on-site work and hold vendors accountable to agreed standards
- Maintain an organized and up-to-date roster of preferred trades and suppliers
- Track work orders and project status; provide clear updates to ownership

Capital Projects & Improvements

- Assist in scoping and overseeing renovation and capital improvement projects
- Manage tenant improvement work in coordination with ownership
- Keep projects on time and on budget; flag issues early

Compliance & Safety

- Ensure properties meet applicable BC building codes, municipal bylaws, and WorkSafeBC requirements
- Maintain records of permits, inspections, contractor insurance, and safety documentation
- Coordinate fire safety inspections, elevator certifications, and other required compliance checks

What You Bring

- 3+ years of experience in commercial property management, facilities management, or a related building operations role

- Genuine trade skills — you can pick up tools and handle drywall, framing, carpentry, painting, and general repairs yourself
- Working knowledge of common building systems (HVAC, plumbing, electrical basics) and when to call in licensed trades
- Experienced in managing contractors: sourcing, supervising, and holding them accountable
- Strong organizational skills — you juggle multiple properties and priorities without dropping the ball
- Clear, professional communicator — with tenants, trades, and ownership
- Valid BC driver’s licence
- Proficiency with Microsoft Office
- Understanding of CAM budgets and reconciliations
- RPA or similar property/facilities management designation or trade certification is an asset, not a requirement

Who You Are

- A true self-starter — you see what needs doing and you do it, without waiting to be told
- Independent and resourceful: you figure things out, find the right people, and get the job done
- Reliable and accountable — tenants and ownership trust you to follow through
- Practical problem-solver who prefers action over process
- Comfortable working in a small, privately held company where your contribution is visible and valued

Compensation & Benefits

We offer a competitive package commensurate with experience, including:

- Competitive base salary reflecting Vancouver market rates and your level of trade skill
- Extended health and dental benefits
- Three weeks vacation to start
