Role Description

We are seeking an experienced and licensed Strata Property Manager to oversee the daily operations and management of residential strata properties. The ideal candidate will possess strong organizational, communication, and negotiation skills, with a focus on maintaining excellent owner relationships and ensuring property compliance. This role requires a professional with a solid background in property management, administrative tasks, and customer service to deliver exceptional service to clients and residents alike.

Responsibilities

- Oversee day-to-day operations across multiple residential properties, ensuring high standards of cleanliness, safety, and service delivery
- Manage day-to-day operations of strata properties, including maintenance coordination and vendor management
- Handle owner inquiries, complaints, and service requests with professionalism and courtesy
- Conduct regular site visits to identify priorities, address issues, and implement improvements while ensuring operational efficiency and consistency
- Prepare and manage budgets, financial reports, and lease agreements




- Facilitate meetings with strata councils, owners, and tenants to communicate updates and resolve issues
- Negotiate contracts with service providers, vendors, and contractors to secure favorable terms
- Excellent communication, negotiation, and conflict-resolution skills for working with councils, owners, residents, and vendors.
- Lead, coach, and develop on-site staff, fostering a culture of accountability, collaboration, and strong performance
- Ensure compliance with local laws, regulations, and bylaws governing strata properties
- Foster positive customer relationships through effective communication and personalized service

Qualifications

- 2 years or more of relevant strata or property management experience, preferably in residential or mixed-use buildings.
- Proven experience in property management as a licensed property manager
- Proficiency in Yardi or similar property management software
- Ability to analyze financial statements and contribute to budget planning and reserve funds studies.
- Excellent customer service skills
- Ability to negotiate effectively and manage customer relationships confidently
- Knowledge of property management practices, legal regulations, and strata bylaws
- Strong organizational skills with attention to detail; ability to handle multiple tasks efficiently
- Effective communication skills both written and verbal
- Comfort with hybrid work, including attending evening meetings as required.
- Valid driver's licence and access s to reliable transportation for site visits.
- Ability to work independently while collaborating with team members as needed
