Role Summary

The Senior Client Relations & Business Development professional will be responsible for developing new client relationships and expanding Trot's presence throughout the Ontario construction, development, and property-management industries. This is not a conventional SDR, telemarketing, or high-volume appointmentsetting role.

The successful candidate must possess enough construction and post-construction experience to communicate credibly with senior industry professionals.

The candidate should understand how a developer's post-construction warranty department operates, including the responsibilities and interaction between:

- Construction management
- Customer care
- Warranty management
- PDI coordination
- Warranty administration
- Site service personnel
- Trades and contractors
- Homeowners
- Tarion
- Property management

The candidate must also understand the operational and financial burden associated with maintaining these resources internally and be capable of explaining how Trot's outsourced model can provide a reliable, scalable, and potentially more cost-effective alternative.

The primary objective is

Build relationships, identify operational pain points, educate prospective clients on Trot's model, and create qualified opportunities for Allen and Trot to convert into long-term contracts.

Who They Need:

We are looking for a senior construction or property-management professional who understands the industry from the inside.

The ideal candidate may have previously worked as a:

VP or Director of Customer Care

- Senior Customer Care Manager
- Warranty Manager
- Construction Manager
- Senior Project Manager
- Senior Project Coordinator
- Developer-side Project Manager
- Post-Construction Manager
- Tarion / Warranty Specialist
- Senior Condominium Manager
- Property Manager
- Construction Cost Consultant

The individual does not necessarily need to come from a traditional sales background. Industry credibility, relationships, commercial intelligence, and communication ability are more important than traditional sales credentials.

The strongest candidate will already understand the problems Trot solves and possess the personality and commercial instincts required to turn that knowledge into relationships and business opportunities.

Key Responsibilities:

Builder & Developer Business Development

- Research active and upcoming residential development projects throughout Ontario
- Identify builders and developers with projects approaching occupancy, warranty, or close-out stages

Identify key decision makers including: ◦ Developer principals

◦ Presidents and executives

◦ VPs / Directors of Construction

◦ Customer Care executives

◦ Warranty Managers

◦ Construction Managers

◦ Project Executives

- Establish relationships with prospective clients
- Conduct intelligent introductory conversations regarding their current postconstruction structure Identify operational pressures, staffing constraints, warranty exposure, project closeout challenges, and cost inefficiencies
- Introduce Trot's outsourced post-construction model where appropriate
- Schedule qualified discovery meetings with Allen
- Maintain relationships with prospects whose projects may not require support immediately Post-Construction Warranty Expertise

The candidate must understand the lifecycle of a residential development from substantial completion and occupancy through warranty close-out. They should be comfortable discussing:

- Pre-Delivery Inspections
- Occupancy
- Deficiency identification and tracking
- Homeowner communication
- Warranty service requests
- 30-Day and Year-End warranty submissions
- Trade coordination

- Deficiency remediation
- Tarion processes and conciliation
- Documentation and record keeping
- Warranty close-out
- Customer-care staffing
- Post-construction budgeting
- Project turnover
- Transition from developer control toward ongoing condominium operations

The candidate does not need to personally perform every function. They must understand how the functions interact and where breakdowns create cost, delay, customer dissatisfaction, and risk for the developer. Consultative Selling & Needs Analysis The role requires a consultative approach rather than aggressive selling. The candidate should be capable of asking questions such as:

- How is your warranty department currently structured?
- How many projects are approaching occupancy?
- How many units are entering warranty?
- What resources are currently allocated to customer care?
- Are warranty staff shared between multiple developments?
- How are deficiencies being tracked?
- Who manages homeowner communication?
- How are trades being coordinated after occupancy?
- What is the expected duration of the warranty close-out?
- What is the current post-construction budget?
- Where is the internal team experiencing pressure?

The objective is to understand the client's existing model before proposing Trot as a solution. Post-Construction Budget & Cost Analysis The candidate should understand the financial structure of maintaining an internal post-construction team. This may include:

- Warranty coordinators
- Site-service staff
- Administrative personnel
- Vehicles Equipment
- Benefits and payroll burden
- Temporary staffing
- Trade call-backs
- Extended site overhead

The candidate should be capable of helping prospective clients identify where outsourcing some or all of these responsibilities may create:
- Lower fixed overhead

- Better staffing flexibility
- Faster project close-out
- More predictable costs
- Reduced internal administrative burden
- Improved homeowner communication
- Stronger documentation

- Identify opportunities to expand Trot's scope
- Introduce additional Trot services where appropriate
