Job Summary

We are seeking a reliable, responsible, and hands-on Building Superintendent to oversee the day-to-day maintenance and upkeep of a 25 unit residential apartment building.

The successful candidate will be someone who takes pride in their work, enjoys fixing things, and is comfortable working independently. This is a hands-on position requiring robust general maintenance and handyman skills.

Key Responsibilities
Perform general building maintenance, repairs, and preventative maintenance.
Complete basic plumbing, electrical, carpentry, drywall, painting, and other handyman repairs.
Assist with rent collection, follow up on outstanding balances, and maintain accurate rent records.
Inspect the building regularly and identify maintenance or safety issues.
Maintain hallways, common areas, mechanical areas, and the overall appearance of the property.
Respond to resident maintenance requests in a professional and timely manner.
Maintain building grounds and assist with seasonal maintenance.
Coordinate and provide access to contractors when specialized work is required.
Maintain and monitor the building’s fire safety plans,



conduct required safety inspections and report any deficiencies promptly.
Monitor building systems and report any issues to the Property Manager.
Respond to urgent maintenance issues and building emergencies when required.

Qualifications
Previous experience as a handyman, building superintendent, maintenance worker, contractor, or in a similar role.
Robust practical skills and the ability to troubleshoot and repair common building issues.
Knowledge of basic plumbing, electrical, carpentry, painting, and general repairs.
Comfortable using common hand and power tools.
Ability to work independently, prioritize tasks, and take initiative.
Relevant trade experience or certifications are an asset.

Compensation: Negotiable based on experience, plus onsite apartment.
