Construction Project Manager – Commercial & Industrial
Location: Vancouver, BC

Job Type: Full-Time, Permanent
Work Arrangement: In Person
Schedule: Monday–Friday, 8:30 a.m.–5:00 p.m.
Start Date: ASAP
Lead Commercial & Industrial Construction Projects from Pre-Construction Through Completion
Otter Wise Talent Solutions is recruiting an experienced Construction Project Manager on behalf of an established Canadian General Contractor delivering commercial, industrial, light-industrial and technically complex building projects.
We are looking for a Project Manager with a robust General Contractor (GC) background who has managed projects through the complete construction lifecycle — from pre-construction, design coordination and procurement through construction, commissioning, turnover and closeout.
Relevant project experience may include commercial buildings, industrial facilities, warehouses, distribution centres, manufacturing and processing facilities, food and beverage facilities, cold storage, institutional construction, greenfield developments and major renovations.
Direct cold storage or food processing experience is an asset, but it is not required.
The priority is finding an experienced GC-side Construction Project Manager who understands how to lead complex building projects, coordinate consultants and subcontractors, partner with site leadership, manage project financials and take ownership of successful project delivery.
About the Role
As Construction Project Manager, you will be responsible for the planning, coordination, financial management and execution of assigned construction projects.
You will work closely with clients, architects, engineers, consultants, Superintendents, Project Coordinators, subcontractors and suppliers, providing leadership throughout the project lifecycle.
This is a hands-on Project Manager opportunity for someone who understands both the technical and commercial sides of construction and is comfortable taking ownership of projects from early planning through final turnover.
Key Responsibilities
- Lead commercial, industrial and light-industrial construction projects from pre-construction through completion.
- Participate in early project planning, design development, budgeting and constructability reviews.
- Coordinate architects, engineers and other consultants throughout design and construction.
- Work closely with Superintendents and field teams to drive successful construction execution.
- Develop and manage project budgets, forecasts, schedules and cost controls.
- Manage subcontractor procurement, scopes of work, contracts and performance.
- Coordinate project purchasing, materials, vendors and suppliers.
- Review construction drawings, specifications and project documentation.
- Manage RFIs, submittals, change orders, contracts and project correspondence.
- Lead client, consultant, subcontractor and internal project meetings.
- Monitor project progress against schedule, budget and contractual requirements.
- Identify and resolve design, constructability, cost and scheduling issues.
- Manage project risk and proactively address issues before they impact delivery.
- Oversee commissioning, deficiencies, turnover and project closeout.
- Maintain strong relationships with clients and project stakeholders.
- Ensure projects are delivered safely, efficiently and in accordance with quality standards.
What We're Looking For
- 6+ years of progressive construction experience, including significant Project Management responsibility.
- Direct experience working as a Project Manager for a General Contractor.
- Strong experience in commercial, industrial or light-industrial building construction.
- Demonstrated experience managing projects from pre-construction/design through construction and final completion.
- Experience with design-build project delivery is strongly preferred.
- Experience coordinating architects, engineers, consultants, subcontractors and site teams.
- Strong knowledge of construction sequencing, scheduling and project execution.
- Experience with project budgeting, forecasting and cost control.
- Strong understanding of subcontractor procurement and contract administration.
- Experience managing RFIs, submittals, change orders and project documentation.
- Ability to read and interpret construction drawings, specifications and scopes of work.
- Strong client and stakeholder management skills.
- Excellent leadership, communication, negotiation and problem-solving abilities.
- Ability to manage multiple priorities in a fast-moving construction environment.
Project Experience We're Interested In
Your background does not need to be exclusively in cold storage or food processing.
We are interested in Construction Project Managers who have delivered projects involving:
- Commercial construction
- Industrial and light-industrial construction
- Warehouses and distribution centres
- Manufacturing and processing facilities
- Food and beverage facilities
- Cold storage and refrigerated facilities
- Institutional buildings
- Greenfield construction
- Industrial tenant improvements
- Major commercial renovations
- Mechanically complex facilities
Experience involving mechanical systems, HVAC, refrigeration, building envelopes or other technically complex building systems is an asset.
Education & Technical Background
Education and relevant construction experience will be considered equally.
Relevant backgrounds may include Construction Management, Civil Engineering, Engineering Technology, Architectural Technology, Building Technology, or a construction trades background combined with progressive Project Management experience.
A CET designation is an asset, but is not required.
Experience with Trimble or comparable construction/project management technology is also an asset.
Culture & Team Fit
We're looking for more than technical construction experience.
The successful Project Manager will be someone who is collaborative, approachable, accountable and willing to contribute as part of the broader project team.
You may be a strong fit if you are:
- Collaborative and team-oriented
- Humble and willing to help where needed
- Motivated, engaged and eager to move projects forward
- Detail-oriented while still seeing the bigger project picture
- Proactive and solutions-focused
- Comfortable communicating with field teams, executives and clients
- Accountable for your projects and commitments
- Calm and decisive when construction challenges arise
- Relationship-focused with clients, consultants and subcontractors
Compensation & Benefits
Salary: $130,000–$145,000 per year
The total compensation package includes:
- 3 weeks' vacation, negotiable based on experience
- Extended health care
- Dental care
- Vision care
- Prescription coverage
- Life insurance
- Employee Assistance Program
- Discretionary bonus
- 2% RRSP matching
- Company laptop
- $40/month cell phone allowance
Benefits begin after three months, with applicable premiums shared 50/50.
Why Consider This Opportunity?
This is an opportunity to join an established Canadian construction company with more than 30 years of experience delivering technically complex projects.
The organization works across commercial construction, industrial construction, food processing, cold storage, distribution facilities, institutional projects, renovations, industrial tenant improvements and full-scale greenfield construction.
As Project Manager, you will have meaningful involvement throughout the complete project lifecycle, rather than being limited to one stage of delivery.
You'll work alongside experienced construction professionals in a collaborative environment where project ownership, technical knowledge, relationships and successful execution are valued.
