You'll respond promptly to resident requests, help coordinate suite inspections and repairs, and support the building's life safety systems — all while helping create the polished, welcoming environment our residents expect.What You'll DoResident ServiceAddress resident service requests and minor repairs within 24 hoursBuild a neighbourly, welcoming atmosphere for residents, prospects, contractors, and service providersLook for opportunities to exceed resident expectations at every turnProperty MaintenanceMaintain working knowledge of building systems including pumps, emergency generators, HVAC, boilers, chillers, swimming pool, and sprinklersConduct daily walkthroughs of floors, stairwells, and common areas, fixing minor deficiencies as you goSupport the Manager by coordinating and supervising contractor repairs, ensuring work meets Realstar's standardsGuide residents on submitting maintenance requests through the online portalAssist with capital expenditure planning and invoice reviewFire & Life SafetyMaintain working knowledge of fire alarm and detection systemsHelp ensure compliance with local fire and life safety regulations,



including bi‐annual fire drillsBuilding CleanlinessMaintain cleanliness of all common areas — foyers, amenity rooms, underground parking, locker rooms, patios, and rooftopsPrepare vacant units for move‐in, including appliances, floors, walls, windows, kitchens, washrooms, and balconiesHandle cleaning chemicals safely and in line with WHMIS standardsManage garbage chutes, waste and recycling rooms, and coordinate collection with the city schedulePerform seasonal grounds work, including snow and ice removal and salting of entrances, walkways, and rooftop areasWhat You BringPrevious experience in multi‐residential property maintenance or a related trade is an assetWorking knowledge of emergency procedures (fire, flood, mould protocols)Ability to identify equipment malfunctions, such as HVAC or boiler issuesStrong written and verbal communication skills, with a genuine willingness to help residents troubleshoot minor issuesAbility to lift up to 50 lbs. and push/move objects exceeding 50 lbs.
