Reports To: Director, CMHC Operations & Closing

About the Role
Harbour Mortgage Corp. is seeking an experienced, detail-oriented CMHC Funding & Closing Specialist to manage CMHC-insured commercial mortgage transactions from commitment through funding and post-closing completion.

This role is central to ensuring loans close accurately, efficiently, and in compliance with CMHC requirements, approved lending terms, investor guidelines, and internal policies. Working closely with Origination, Underwriting, legal counsel, borrowers, brokers, and external partners, the Specialist will coordinate closing requirements, manage documentation, resolve outstanding conditions, and support the seamless transition of funded loans to servicing and accounting.

Key Responsibilities

Loan Funding & Closing: Manage CMHC-insured term and construction mortgage closings, coordinating documentation, conditions precedent, funding timelines, and closing deliverables.

Documentation & Review: Review commitment letters, CMHC Certificates of Insurance (COIs), legal documentation, and funding requests to confirm consistency with approved loan terms and identify discrepancies before funding.

Stakeholder Coordination: Work closely with internal teams, borrowers, brokers, legal counsel, insurance consultants, quantity surveyors, investors, funding partners, and third-party servicers to facilitate timely closings.

Closing Readiness & Controls: Maintain closing checklists, verify required conditions and approvals, document outstanding items and exceptions, and prepare closing-readiness recommendations before funds are released.

Construction Advances:

Review quantity surveyor reports, equity requirements, cost-to-complete information, and advance-specific conditions to support compliant construction loan funding.

Compliance & Risk Management: Complete AML/KYC requirements, verify signing authorities, apply funding and wire controls, and maintain accurate, complete transaction records.

Post-Closing & Operations: Track outstanding post-closing conditions, coordinate loan onboarding with Servicing and Accounting, support audits and reporting, and identify opportunities to improve processes.

Qualifications and Experience

Minimum 3 years of progressively responsible commercial mortgage funding and closing experience, with the ability to independently manage multiple transactions.

Hands‑on experience closing CMHC-insured multifamily or commercial mortgage loans; experience with both term and construction loans is strongly preferred.

Robust working knowledge of commercial mortgage documentation, CMHC requirements, Certificates of Insurance, and conditions precedent.

Experience with AML/KYC requirements and commercial real estate due diligence documentation.

Exceptional attention to detail, organizational skills, and the ability to manage competing priorities and tight deadlines.

Strong communication and problem-solving skills, with the judgment to identify issues, elevate exceptions, and work effectively with internal and external stakeholders.

Proficiency in Microsoft Word, Excel, and Outlook; experience with loan management or document management systems is an asset.

French/English bilingualism is considered an asset.
