Senior Condominium Manager / Project Manager

Location: South Calgary, Alberta

Position Type: Full-Time, Permanent

Schedule: Monday to Friday, regular office hours

Work Location: In office at the condominium property

We are seeking a highly experienced Senior Condominium Manager / Project Manager to oversee the day-to-day administration, governance, financial management, capital planning, and project coordination of a large condominium community in South Calgary.

This is not an entry-level condominium management position.

We are specifically seeking an established professional with 10+ years of relevant management experience who is comfortable taking ownership of a complex property, advising a Board of Directors, managing significant capital expenditures, coordinating consultants and contractors, and maintaining a high standard of service for residents.

The successful candidate will work on-site at the condominium Monday through Friday and will report directly to the Board of Directors.

About the Role The Condominium Manager / Project Manager will serve as the primary administrative and management representative for the condominium corporation.

The role requires someone capable of balancing the operational needs of a large residential property with longer-term financial planning, capital asset management, governance, resident relations, contractor oversight, and major projects.

We are looking for someone who does more than react to issues as they arise. The successful candidate should be comfortable identifying risks, developing solutions, presenting recommendations to the Board, establishing priorities, and ensuring decisions are carried through to completion.

This position will work closely with the Board of Directors, Building Operator, engineers, contractors, legal counsel, insurers, accountants, and residents.

Minimum Qualifications

Applicants should meet the following minimum requirements:

- 10+ years of progressive professional experience in condominium management, property management, facilities management, project management, construction, building operations, asset management, or a closely related field.
- A Bachelor’s degree OR a recognized professional designation such as PMP, RPA, CPM, or another relevant professional credential.
- Demonstrated experience managing complex operations, projects, budgets, contractors, and competing priorities.
- Strong financial literacy, including experience reviewing budgets, financial statements, contracts, invoices, forecasts, and capital expenditures.
- Exceptional written and verbal communication skills.
- Proven ability to communicate professionally with Boards, executives, residents, contractors, consultants, and other stakeholders.
- Strong judgement, organization, initiative, accountability, and attention to detail.
- Advanced computer and administrative skills.

Applicants without significant senior-level experience will not be considered for this position. Highly Desired Experience The following experience would be considered a significant asset:

- Condominium or strata management experience.
- Capital planning and capital asset management experience.
- Major repair, rehabilitation, or construction project experience.
- Project management experience involving engineers, consultants, general contractors, and multiple trades.

- Experience managing projects with significant capital budgets.
- Building envelope, mechanical, electrical, structural, roofing, parkade, plumbing, HVAC, elevator, or other major building-system projects.
- Procurement, tendering, contract negotiation, and contractor management.
- Reserve fund planning and long-term capital forecasting.
- Facilities or building operations experience.
- Experience working directly with a volunteer Board of Directors.
- Experience preparing business cases and presenting recommendations involving significant financial decisions.

Key Responsibilities Board Governance & Strategic Support

- Report directly to the Board of Directors and attend Board and committee meetings.
- Prepare agendas, reports, financial summaries, recommendations, and draft minutes.
- Advise the Board on governance, condominium management, planning, and matters requiring decisions.
- Track Board decisions and ensure approved actions are carried through to completion.

Capital Planning & Project Management

- Maintain and update the condominium’s capital plan.
- Coordinate capital projects from planning through completion, including engineers, consultants, contractors, budgets, schedules, and tenders.
- Track project costs, change orders, deficiencies, warranties, and outstanding commitments.
- Provide regular reporting to the Board on project status, risks, costs, and required decisions.
- Coordinate resident communications for projects affecting units or common areas.

Experience with major rehabilitation projects or multi-million-dollar capital programs is a strong asset. Financial, Vendor & Contract Management

- Prepare annual budgets and assist with long-term financial and capital planning.
- Review financial statements, expenditures, invoices, arrears, and year-end reporting.
- Manage vendor and contractor relationships, contracts, quotations, and negotiations.
- Ensure contractors meet approved scope, schedule, pricing, and performance expectations.

Building Operations & Asset Management

- Work closely with the Building Operator on maintenance, building systems, and operational priorities.
- Track critical equipment, maintenance costs, asset conditions, and lifecycle replacement requirements.
- Coordinate technical consultants and report operational risks and deficiencies to the Board.

Resident Relations, Insurance & Risk Management

- Serve as a senior point of contact for residents and manage communications, concerns, and bylaw matters professionally.
- Coordinate insurance claims and work with insurers, adjusters, contractors, and legal counsel as required.
- Identify and report safety, liability, contractual, and operational risks.
- Respond appropriately to emergency situations affecting the property.

The Individual We Are Looking For The ideal candidate is someone who has already developed a substantial professional career and is looking for the opportunity to focus that experience on the management of a single significant condominium property. You should be comfortable operating independently and taking ownership of your responsibilities without requiring constant direction.

We are particularly interested in someone who:

- Thinks strategically rather than simply completing assigned tasks.
- Understands buildings, projects, budgets, and contracts.
- Can identify problems before they become emergencies.
- Is comfortable challenging invoices, scopes, recommendations, or assumptions when something does not appear reasonable.
- Can communicate complex matters to a volunteer Board in a clear and understandable manner.
- Understands the importance of documentation and follow-through.
- Can manage several significant projects simultaneously.
- Is comfortable making recommendations involving substantial financial commitments.
- Treats residents professionally while recognizing that the condominium corporation and Board are ultimately responsible for making governance decisions.
- Takes pride in maintaining a well-run property.

RECA Condominium Management Licence A RECA Condominium Management Licence is not required at the time of hire, as the successful candidate will initially be employed directly by a single condominium corporation. However, the successful candidate will be expected to obtain their RECA Condominium Management Licence within their first 12 months of employment.

Applicants should therefore be willing and eligible to complete the applicable education and licensing requirements.

Why This Position Is Different

This role provides an experienced manager with the opportunity to focus their time and attention on one condominium community, rather than managing a large portfolio of unrelated properties.

The successful candidate will have the ability to develop a detailed understanding of the property, its building systems, finances, residents, ongoing projects, and long-term capital requirements.

For someone with a strong background in condominium management, project management, facilities management, construction, engineering, or capital asset management, this is an opportunity to take genuine ownership of a property’s long-term success.

Application Requirements To apply, please submit your resume along with brief responses to the following questions:

- Please summarize your professional experience and explain how it relates to managing a large condominium property and its capital projects.
- Describe the largest or most complex capital project you have personally managed or coordinated. What was your role, approximate project value, and outcome?
- Describe your experience working with Boards of Directors, executives, owners, or other governance bodies.
- What professional designation or post-secondary degree do you currently hold?
- Are you willing and eligible to obtain a RECA Condominium Management Licence within 12 months of employment?
