Job Summary

We are seeking a dedicated and proactive Building Superintendent to oversee the daily operations and maintenance of our residential property as a live-in role. This energetic leader will ensure the building's safety, functionality, and comfort for residents . The ideal candidate will possess excellent customer service skills, with a passion for creating a well-maintained, clean living environment. As a live-in superintendent, you will be the primary point of contact for residents and contractors, fostering a positive community atmosphere through effective leadership and problem-solving.

Duties

- Must be available Monday to Friday to start at 5pm - 8:30am dalily. Weekends Off
- CPIC Required, must be bondable, and provide references to check.
- Communicate effectively with the buildings Security Guard.
- Maintain Cleanliness of all Common Areas, Stairwells, Hallways, Windows, Laundry Room, front, and back entrances. Parking Lots, Above & Underground free of debris.
- Maintain the building & grounds in a tidy safe condition.
- All dumpster bins brought to garbage collection point with a "Bin Buddy", and all garbage picked up off grounds daily.
- Ensure proper garbage and recycling removal according to building guidelines.




- Nightly scheduled showings of vacant apartments to potential tenants.
- Appropriate casual dress wear at all times enforced.
- Cleaning of Vacant Apartments when called upon.
- Maintain exterior walkways, snow removal, in a protected condition during winter months.
- Respond promptly to resident requests or emergencies, providing exceptional customer service while maintaining safety protocols.
- Communication with Kingston Police & Fire Department.
- Manage building access control by overseeing security procedures and CCTV surveillance systems.
- Strong management and supervisory experience in building or industrial maintenance environments.
- Excellent project management skills with the ability to prioritize tasks effectively.
- Effective communication skills in English for clear documentation and resident interactions.
- Lifting, carrying, pulling, and pushing items, stretching, and reaching above one's head. Exposure to environmental conditions and exposure to seasonal weather, dirt, noise, heat, and cold.
- Familiarity with industrial maintenance procedures and safety standards.

Pay: $38,000.00-$45,000.00 per year
