Urban Apartments is seeking a reliable, professional Live-In Superintendent Couple/Duo to oversee the daily operations of a residential apartment community in Midland, Ontario.

This opportunity is ideal for a couple where:

- One individual has experience in general contracting, maintenance, renovations, or handyman services
- The other individual has experience in administration, cleaning, customer service, or property management

Together, you will serve as the on-site representatives of ownership and help maintain a clean, safe, and well-managed community for residents.

Compensation & Housing

- Live-in position
- Apartment provided as part of the compensation package
- Competitive compensation based on experience
- Additional hourly compensation opportunities for approved turnover work, maintenance projects, and other assigned duties

Position Overview

This is a team-based role where both individuals contribute to the successful operation of the property.

Administrative & Resident Services Responsibilities

- Tenant communication and resident relations
- Responding to routine resident inquiries
- Conducting move-in and move-out inspections
- Unit showings for prospective residents
- Posting notices and resident communications
- Monitoring maintenance requests and communicating with management
- Creating and updating work orders
- Taking and organizing property photos
- Reporting building concerns to management
- Coordinating contractor access
- Maintaining superintendent logs and records

Building Operations Responsibilities

- Daily building walkthroughs




- Monitoring common areas and exterior grounds
- Reporting safety concerns, deficiencies, and building issues
- Garbage and recycling management
- Common area cleaning and upkeep
- Monitoring vacant units
- Assisting with contractor coordination
- Responding to urgent building matters when required
- Exterior Maintenance and upkeep (Snow and Grass Care)

Maintenance Responsibilities

Preference will be given to candidates with experience in:

- General building maintenance
- Painting and drywall repair
- Flooring installation
- Basic plumbing and electrical troubleshooting
- Appliance installation and repairs
- Apartment turnovers
- Preventative maintenance
- Coordinating and supervising trades
- Snow Removal (With provided essentials)
- Grass Care (With provided essentials)

Preferred Qualifications

- Previous superintendent experience
- Property management experience
- Contracting or maintenance background
- Cleaning or housekeeping experience
- Customer service experience
- Experience with work order or property management software
- Valid driver's license and reliable transportation
- Clean driving record

Pay: $40,000.00-$60,000.00 per year
