Connium Management is a property management company looking for a Commercial Property Manager to look after a portfolio of commercial properties, including retail plazas, medical and office buildings, and industrial units across the GTA and Southern Ontario. You will own commercial lease renewals from start to finish, run the day-to-day physical operations of each property, and be the main contact for tenants and landlords.

Please note: This is a property management position, not a brokerage or sales role. It does not involve buying or selling property. Applicants whose experience is mainly in purchase and sale transactions will not be considered.

What You'll Do

Leases and renewals

- Track lease expiries and renewal option dates across the portfolio and start renewals well ahead of deadlines.
- Prepare renewal proposals, negotiate rent and terms with existing tenants, and recommend terms to landlords.
- Coordinate lease amending and renewal agreements with legal counsel and keep lease records accurate.
- Interpret lease clauses on additional rent, escalations, assignments, use and repair obligations.

Property operations

- Manage all contractors who maintain the common areas, including landscaping, snow removal, electrical, plumbing and HVAC.
- Get quotes, award work, oversee contractors on site and confirm work is completed to standard.
- Inspect properties regularly and plan preventive and seasonal maintenance.
- Respond to building issues and emergencies, including insurance claims and damage repairs.

Tenants and finances





- Act as the main contact for tenants and resolve their issues, from service requests to disputes.
- Work with the accounting team on annual TMI budgets and year-end reconciliations, providing property and lease input.
- Monitor rent collection alongside the accounting team and follow up with tenants on arrears.
- Report to landlords on property maintenance, leasing and other matters.

What You Bring

- 5+ years of commercial property management experience, with direct responsibility for both leases and building operations.
- Proven experience managing commercial lease renewals end to end, not just completing new leasing or sales deals.
- Hands-on experience managing contractors for landscaping, snow removal, electrical, plumbing and other building systems.
- A track record of resolving tenant issues professionally and promptly.
- Solid understanding of net and gross leases, additional rent recoveries and renewal options.
- A good understanding of TMI budgets and reconciliations, and experience working with accounting teams on them.
- Working knowledge of Ontario's Commercial Tenancies Act.
- Strong negotiation, written communication and organization skills.
- Proficiency in Microsoft Excel, Word and Outlook.
- A valid Ontario G driver's licence and a reliable vehicle for site visits.

- Experience with property management software such as Yardi.

Pay: $60,000.00-$65,000.00 per year
