Our client is a well-established privately owned commercial general contractor based in the Fraser Valley with more than 25 years of experience in the construction industry.

The organization delivers a diverse range of projects throughout BC, including commercial buildings, industrial warehouses, tenant improvements, institutional projects, corporate roll-outs, and multi-family developments.

They are looking to add an experienced Pre Construction Lead to their team, with the primary focus on commercial construction.

This is an excellent opportunity for a leader who enjoys being involved from the early stages of a project through tender and award and wants to work closely with senior leadership, clients, consultants, subcontractors, and the project management team.

KEY RESPONSIBILITIES

Lead the estimating process for commercial construction projects, from initial budgets through final tender and award.

Review architectural, structural, mechanical, electrical, civil drawings, specifications, and other tender documents.

Complete detailed quantity take-offs, cost estimates, budgets, and bid proposals.

Solicit, analyze, and negotiate pricing from subcontractors, suppliers, and vendors.

Develop competitive and accurate bids while identifying project risks, exclusions, and opportunities.

Participate in bid strategy, value engineering, and risk reviews.

Prepare conceptual budgets and assist with cost planning during the pre-construction phase.

Work closely with Project Managers, Superintendents, consultants, architects, and senior leadership.

Maintain strong relationships with subcontractors and suppliers throughout the bidding process.





Monitor market conditions, labour costs, material pricing, and subcontractor availability.

Support project turnover from estimating into construction, ensuring a smooth transition of budgets, scopes, assumptions, and commitments.

Assist with change-order pricing and cost analysis as required.

Manage multiple estimates and competing deadlines while maintaining a high level of accuracy.

WHAT WE'RE LOOKING FOR The ideal candidate will bring:

5+ years of construction estimating experience, preferably with a General Contractor.

Strong experience estimating commercial construction projects.

Experience with industrial, warehouse, tenant improvement, institutional, or other commercial building projects is highly valued.

Strong understanding of construction methods, materials, sequencing, and BC construction practices.

Ability to confidently read and interpret architectural and engineering drawings and specifications.

Solid knowledge of subcontractor scopes, construction costs, labour, materials, and current market pricing.

Experience with quantity take-offs, tender preparation, bid analysis, and subcontractor negotiations.

Strong analytical, organizational, and problem-solving skills.

Excellent communication and relationship-building abilities.

Ability to manage multiple bids and deadlines simultaneously.

Proficiency with estimating and construction software such as Bluebeam, On-Screen Takeoff, PlanSwift, SmartBid, or similar platforms.
