Position Summary

Red River Holdings is seeking a reliable, professional, and hands-on Evening & Weekend Live-In Caretaker / Building Maintenance to join our team in Thunder Bay. This position is ideal for someone who takes pride in maintaining a clean, safe, and well-maintained residential property while providing excellent support to residents.

The successful candidate will reside on-site and assist with the overall operation, appearance, and maintenance of the apartment complex. Responsibilities include building upkeep, light repairs, responding to resident concerns, property monitoring, and assisting with evening and weekend building needs.

This role is best suited for an individual who is proactive, dependable, and capable of working independently with strong problem-solving skills and attention to detail.

Responsibilities

Building Maintenance & Property Upkeep

- Perform routine maintenance and light repair work throughout the property
- Complete minor plumbing, electrical, drywall, painting, and carpentry repairs
- Replace or repair locks, fixtures, hardware, and appliances as required
- Maintain the cleanliness and overall appearance of common areas, entrances, hallways, and exterior grounds
- Conduct regular inspections of the property and report concerns as needed

Evening & Weekend Building Coverage

- Provide evening and weekend on-site presence
- Respond to resident concerns, emergencies, or urgent maintenance issues when required
- Monitor the property to help maintain a safe, secure, and well-managed environment
- Coordinate with management regarding after-hours building matters

Seasonal & Exterior Responsibilities

- Assist with snow removal, salting,



and seasonal exterior maintenance
- Complete litter pick-up and basic groundskeeping duties as needed

Resident Support & Unit Preparation

- Respond to maintenance requests in a professional and timely manner
- Assist in preparing vacant suites for new residents, including cleaning, painting, and minor repairs
- Communicate effectively with residents, contractors, and management

Additional Duties

- Maintain organized tools, supplies, and maintenance inventory
- Follow all workplace safety procedures and building regulations
- Perform other caretaking and property-related duties as assigned

Qualifications

- Previous experience in building maintenance, caretaking, property management, or a similar role preferred
- General knowledge of plumbing, electrical, painting, carpentry, and basic repairs
- Strong troubleshooting and problem-solving skills
- Ability to work independently and manage priorities effectively
- Reliable, skilled, and detail-oriented
- Strong communication and interpersonal skills
- Comfortable handling evening and weekend responsibilities
- Valid driver’s license and reliable transportation considered an asset
- Physically capable of performing maintenance-related tasks and lifting as required

Preferred Qualifications

- Experience working in residential apartment buildings
- Trade certification or maintenance-related training considered an asset
- Knowledge of building safety procedures and regulations
