YOUR ROLE

As a Property Manager & Leasing Specialist, you will take ownership of the day-to-day management and leasing of an assigned portfolio of approximately 250 residential units.

Our portfolio is divided among three Property Managers, with each manager independently responsible for their assigned properties while collaborating with the broader team when needed. This is a hands-on, full-cycle role. You’ll manage your properties and resident relationships from beginning to end — including inquiries and showings, applications and leasing, move-ins, ongoing resident management, renewals,



rent collection and arrears, maintenance coordination, inspections, move-outs and turnovers.

- Leasing & Resident AcquisitionManage inquiries, schedule and conduct showings, follow up with prospective residents, process applications, prepare leases, and coordinate move-ins.
- Resident ManagementBe the primary point of contact for residents throughout their tenancy, including communication, concerns, renewals, arrears, and escalations.
- Portfolio OwnershipTake ownership of the day-to-day management of your assigned properties, ensuring resident needs, property issues, and operational priorities are identified and followed through to completion.
- Maintenance CoordinationWork collaboratively with the maintenance team to communicate resident and property needs, coordinate access, monitor outstanding work orders, and ensure issues are followed through to resolution.
- Portfolio PerformanceMonitor occupancy, leasing activity, renewals, arrears, turnovers, and other key property metrics while supporting company performance goals.
- Team Collaboration & AccountabilityWork collaboratively with the other Property Managers and the broader Rent XS team to solve problems, improve processes, provide coverage when needed, and deliver a consistent resident experience.

RESPONSIBILITIES AT A GLANCE

- Respond to prospective resident inquiries, conduct showings, process applications, and coordinate lease signing
- Coordinate move-ins and move-outs from start to finish and manage resident communication, concerns, and escalations
- Coordinate closely with maintenance on work orders, repairs, access, and unit turnovers
- Manage lease renewals, resident retention, rent collections, and arrears




- Conduct property and unit inspections as required and ensure compliance with policies, procedures, and residential tenancy requirements
- Monitor vacancy, leasing activity, and portfolio KPIs and support ownership goals
- Maintain accurate resident and property records, coordinate vendors as required, and be an approachable, solution-oriented team member

REQUIREMENTS

- Experience: 2+ years in residential property management, leasing, or a related role preferred
- Technology: Experience using property management software; Entrata experience is an asset (ResMan, Yardi, AppFolio, or similar experience also considered)
- Skills: Strong communication, organization, time-management, problem-solving, and conflict-resolution abilities
- Driver’s License & Reliable Vehicle: Required for travel between properties in Edmonton and St. Albert
- Ability to participate in a rotating after-hours emergency on-call schedule
