Altus Group is recruiting a Cost Consultant into the loan monitoring team of its Development Advisory division, based at its downtown Toronto office. The posting describes the role as the independent interface between lenders and developers. The postholder reviews and verifies project documentation and construction contracts, prepares and tracks budgets, commitments and costs incurred, and forecasts an independent cost to complete.

Monthly site visits are listed, to review contractor and subcontractor progress claims, together with review of the development schedule and the anticipated completion dates reported to the lender. Further duties named are pre-development feasibility and risk identification, cash flow projections, confirmation of the borrower's equity contribution, a preliminary report to the lender before any loan advance is released, and approvals on insured deposit advances.





The posting places payment certification under construction contracts within the role, in compliance with the Provincial Lien Act. Reporting continues monthly until completion and repayment of the mortgage. The employer asks for a degree in construction management, quantity surveying, civil or structural engineering or building science, and two to five years in loan and project monitoring.

Working knowledge of the CIQS standard method of measurement and of CCDC standard contract conditions is sought, with an understanding of RICS project monitoring guidance. Compensation is published at 70,000 to 90,000 Canadian dollars. The role is full time and no closing date is given.
