Part-Time Building Superintendent / Handyman

Location: East Toronto — Greenwood-Coxwell area
Employment: Hourly, part-time, on-site
Compensation: Based on experience and skills

We are seeking a reliable, hands-on person to help improve and manage a residential apartment building in Toronto’s east end.

The building is undergoing renovations and operational improvements, with 19 vacant apartments to renovate and lease. We need a consistent presence on-site to handle general maintenance, common-area cleaning, groundskeeping, apartment showings and day-to-day tenant concerns.

This is an active role in a building with existing maintenance and tenant-related challenges. The right person will be practical, observant, calm under pressure and comfortable handling difficult conversations respectfully.

Responsibilities

Building Maintenance

- Complete minor repairs, including basic plumbing fixes, patching, painting, door and lock adjustments, and hardware replacement.
- Regularly inspect the building and identify maintenance, cleanliness and security concerns.
- Coordinate access for contractors and trades, monitor progress and report outstanding issues.
- Assist with apartment turnovers and prepare units for showings and move-ins.
- Recognize repairs requiring a licensed trade and notify management.

Cleaning & Groundskeeping

- Sweep and mop hallways, stairs, entrances and other common areas.
- Remove litter and keep the grounds and garbage areas clean.
- Coordinate garbage and recycling bins for collection.
- Cut grass, trim edges, remove weeds and maintain exterior areas.
- Assist with snow clearing and salting during agreed working hours and coverage.

Tenant Support & Building Oversight

- Act as an on-site contact for residents and respond professionally to concerns.
- Handle difficult conversations calmly,



maintain respectful boundaries and escalate issues when needed.
- Document incidents, damage and recurring problems.
- Assist with move-in and move-out inspections, keys and access arrangements.
- Identify urgent maintenance or safety issues and follow emergency procedures.

Apartment Showings

- Show available apartments to prospective tenants.
- Coordinate appointments and provide updates to our leasing team.
- Ensure apartments are clean, presentable and ready for viewings.
- Provide occasional evening or weekend showings as scheduled.

Communication & Reporting

- Keep clear records of work completed, outstanding tasks and tenant concerns.
- Send photos and progress updates to management.
- Use our property management system to receive and update assigned tasks.
- Follow through on assigned work and confirm when it is complete.

Qualifications

- Relevant experience as a superintendent, handyman, property caretaker, maintenance worker or similar.
- Practical repair skills and the ability to work independently.
- Comfortable dealing with tenants and resolving day-to-day issues professionally.
- Reliable, organized and responsive, with strong follow-through.
- Comfortable using a smartphone and basic digital task-management tools.
- Able to perform the physical duties of maintenance, cleaning and groundskeeping.
- Located within a reasonable distance of the Greenwood-Coxwell area.
- Experience helping improve a building undergoing renovations is an asset.

Management will provide support for major repairs,



leasing decisions and formal tenant matters. We expect sound judgment and prompt escalation of unsafe situations or matters outside your authority.

Hours & Compensation

This is initially an hourly, part-time position. A regular on-site schedule will be agreed upon, with additional hours based on renovations, leasing activity and building needs.

Some evening or weekend availability for showings is preferred. Any emergency coverage expectations will be agreed upon in advance.

The hourly rate will reflect your experience, skills and the responsibilities you can independently handle.
