About the Opportunity
Most of the GTA is waiting out the condo market. This Toronto developer isn't, because it isn't building condos. It develops and builds vertical rental communities in the city, owning the work from land to lease-up, and its next one is moving from approvals toward the ground while others pause. The leadership team has already put a meaningful piece of the skyline up at previous firms; now they're doing it under their own name, with a culture that expects people to question how things have always been done. This seat exists because the next phase needs someone who has actually built towers, and who will be on site when it matters.
Duties include but are not limited to:
- A Director title with your boots on. You'll be on site, in the trailer, and in the drawings, not managing the project from a distance
- Construction lead on a high-rise rental community in Toronto, from preconstruction through occupancy. You are the builder's voice at the development table
- You direct the trades, consultants, and cost and schedule reporting, and you help shape how the firm's building function grows from here
- You present regularly to ownership, lenders, and investors. Your monthly update is read by the people who sign the cheques
- You sit beside development, design, and operations from day one. In rental, the people who run the building after turnover care about every decision you make, and you'll hear from them early
About You
The successful candidate will have the following:
- You've taken multiple GTA high-rise projects of $100M+ through the full cycle, from shoring to turnover, and can walk through what went sideways on each one without flinching
- Your background is GC or CM, ideally with time spent across the table from ownership, so you know both sides of the argument
- You'd rather solve the problem on the deck than read about it in a report. Nobody has to ask you twice to walk the floors
- You can stand in front of a boardroom and explain a schedule slip with numbers and a recovery plan, not adjectives
- You build for the long hold. You think about what a mechanical room or envelope detail costs in year fifteen, not only at handover
- You bring consultants and trades to a decision, not to a fight. People want to work with you a second time
