Position Summary
Cogir Real Estate, is hiring for the position of Site Manager/Superintendent. The Site Manager/Superintendent is responsible for the day-to-day operation, cleanliness, maintenance, appearance, safety, and resident experience of an assigned residential property or group of properties.
This is a hands-on position. The successful candidate must be comfortable spending a significant portion of their working day performing cleaning, repairs, maintenance, inspections, and preparing vacant rental units for new residents. This position is not limited to administrative or resident-service duties.
Working under the direction of the Senior Property Manager, the Site Manager/Superintendent is the primary on-site contact for residents and is responsible for ensuring that the property is clean, safe, well maintained, and ready for occupancy. The Site Manager/Superintendent is expected to respond promptly to maintenance issues, complete repairs within their ability, coordinate outside trades when required, and ensure that vacant units are turned over quickly and to company standards.
The successful candidate is a reliable, practical, hands-on individual who takes pride in the physical condition of a property. They must be comfortable working independently, performing physically demanding tasks, solving maintenance problems, cleaning units and common areas, completing minor repairs, moving materials or furnishings as required, coordinating contractors, interacting with residents, and responding to building emergencies.
Duties & Responsibilities:
Building Maintenance, Repairs & Cleaning
· Perform hands-on general maintenance and repairs throughout the property and individual rental units.
· Complete minor plumbing, electrical, carpentry, drywall, painting, fixture, appliance, hardware, and other repairs where appropriate and within the individual's skills and abilities.
· Perform regular inspections of rental units, common areas, mechanical areas, grounds, storage areas, and building exteriors.
· Identify maintenance, cleanliness, safety, security, and building-condition issues and take action to correct them promptly.
· Complete routine maintenance and preventative maintenance tasks as required.
· Clean and maintain common areas, entrances, hallways, stairwells, laundry areas, garbage areas, storage areas, and other building spaces.
· Clean vacant rental units and prepare them for the next resident, including cleaning floors, walls, appliances, bathrooms, kitchens, fixtures, windows, and other areas as required.
· Perform touch-up painting, minor patching, fixture replacement, hardware replacement, and other work necessary to maintain units and common areas.
· Remove garbage, debris, abandoned items, and other materials from units and common areas as required.
· Assist with grounds maintenance and seasonal property upkeep,
including snow and ice-related duties where required.
· Maintain tools, equipment, supplies, and maintenance areas in an organized and safe condition.
· Receive, prioritize, and respond to resident maintenance requests.
· Complete maintenance requests as quickly as reasonably possible and ensure outstanding work is followed through to completion.
· Determine when a repair can be completed internally and when an outside contractor or tradesperson is required.
· Coordinate access for contractors, tradespeople, and service providers.
· Monitor contractors while they are working on the property and report deficiencies or incomplete work.
· Follow up on outstanding maintenance issues until satisfactory completion.
· Maintain accurate maintenance records and work orders.
Rental Unit Turnover & Vacancy Preparation
Timely turnover of vacant rental units is a key responsibility of this position.
· Inspect units immediately following move-out and identify all cleaning, repair, painting, maintenance, and preparation requirements.
· Take ownership of the complete turnover process from move-out to move-in readiness.
· Clean vacant units thoroughly and ensure they meet company cleanliness and presentation standards.
· Complete required repairs and maintenance promptly or arrange for qualified contractors where necessary.
· Coordinate painting, flooring, appliance, plumbing, electrical, and other work required to return a unit to rentable condition.
· Remove garbage, furniture, debris, and abandoned items from vacant units.
· Ensure required work is prioritized according to the expected availability date of the unit.
· Work efficiently to minimize vacancy time and ensure units are ready for occupancy as quickly as possible.
· Conduct final inspections of completed units to ensure that repairs, cleaning, and preparation have been completed to company standards.
· Report any delays, significant deficiencies, or issues that may affect the expected turnover date to the Senior Property Manager immediately.
· Assist with move-in preparations and ensure units are ready for new residents on schedule.
Resident Relations
· Serve as the primary point of contact for residents at the assigned property.
· Respond promptly and professionally to resident questions, concerns, and service requests.
· Develop positive relationships with residents and promote a respectful community environment.
· Address resident complaints and escalate complex or sensitive matters to the Senior Property Manager.
· Communicate building notices, maintenance information, and other important information to residents.
· Respond to resident maintenance concerns promptly and communicate expected timelines where appropriate.
Leasing & Resident Move-Ins/Move-Outs
· Assist with showing available rental units to prospective residents.
· Conduct move-in and move-out inspections.
· Report vacancies and leasing activity to the Senior Property Manager.
· Prepare vacant suites for occupancy within required timelines.
· Identify and report potential leasing or resident issues.
· Assist with coordinating move-ins and ensuring suites are clean, functional, and ready for the incoming resident.
Safety & Emergency Response
· Monitor the property for health, safety, fire, security, and other hazards.
· Respond appropriately to building emergencies and contact emergency services or contractors when required.
· Maintain required safety and building logs.
· Report significant incidents, emergencies, and building deficiencies to the Senior Property Manager promptly.
· Assist with emergency preparedness and evacuation procedures.
· Ensure common areas, rental units, and building grounds are maintained in a secure condition.
· Immediately address or report hazards that could affect residents, staff, contractors, or the property.
· Clear snow from walkways or doorways.
Administration & Work Orders
· Maintain accurate building records and documentation.
· Enter and follow up on maintenance work orders.
· Complete inspection reports and other documentation as required.
· Maintain records of resident requests, incidents, repairs, inspections, unit turnovers, and contractor activity.
· Track outstanding maintenance and turnover work to ensure deadlines are met.
· Assist the Senior Property Manager with information required for budgets, reports, inspections, and property planning.
· Ensure company policies, procedures, and property standards are followed.
Physical & Practical Requirements
This is a physically active, hands-on property management position. The successful candidate must be comfortable with:
· Performing cleaning duties on a regular basis.
· Performing minor repairs and general maintenance.
· Painting, patching, replacing fixtures and hardware, and completing other routine property repairs.
· Cleaning and preparing vacant rental units.
· Lifting, carrying, moving, and disposing of materials, supplies, garbage, and other items as required.
· Working in vacant units, common areas, mechanical spaces, storage areas, and outdoors.
· Working in varying weather conditions when performing exterior or seasonal property duties.
· Spending significant periods of the workday on their feet and moving throughout the property.
· Responding to urgent maintenance issues and property emergencies.
· Using basic hand and power tools safely and appropriately.
General Responsibilities
· Maintain a professional presence at the property.
· Take personal ownership of the cleanliness, condition, maintenance, and presentation of the property.
· Work independently while maintaining regular communication with the Senior Property Manager.
· Portfolio subject to change during employment
· Valid driver's license required

Pay: $35,000.00-$45,000.00 per year
