Position Summary

The Residential Leasing Agent & Building Site Manager is responsible for the day-to-day operation, leasing performance, resident relations, and overall appearance of a residential rental property. This role combines leasing, customer service, administrative, and operational management functions to ensure high occupancy levels, resident satisfaction, and well-maintained building operations.

Key Responsibilities

Leasing & Marketing

· Conduct property tours for prospective residents.

· Respond promptly to leasing inquiries via phone, email, and walk-ins.

· Qualify prospective tenants and explain rental policies, terms, and procedures.

· Prepare lease agreements, renewals, and related documentation.

· Process rental applications, credit checks, and references.

· Coordinate move-ins and move-outs.

· Maintain occupancy targets and minimize vacancy loss.

· Maintain accurate leasing and prospect records.

Resident Relations

· Serve as the primary point of contact for residents.

· Address resident inquiries, concerns, and complaints professionally and promptly.

· Foster positive resident relationships and community engagement.

· Coordinate resident communications, notices, and building updates.

· Ensure compliance with tenancy legislation and company policies.

Building Operations





· Conduct regular inspections of common areas, suites, and building grounds.

· Identify maintenance issues and coordinate repairs with contractors and maintenance staff.

· Monitor cleanliness, safety, and curb appeal of the property.

· Ensure building systems and amenities are operating effectively.

· Respond to emergencies and coordinate appropriate corrective actions.

· Monitor contractor performance and service quality.

Administration & Financial Management

· Collect and record rent payments when required.

· Monitor rental arrears and assist with collection activities.

· Maintain tenant files and property records.

· Prepare reports on occupancy, leasing activity, maintenance requests, and resident issues.

· Assist with budgeting and expense control.

· Process invoices and ensure accurate documentation.

Compliance & Safety

· Ensure compliance with residential tenancy regulations, health and safety standards, fire codes, and company policies.

· Conduct regular safety inspections and maintain required records.

· Coordinate fire drills and emergency preparedness procedures.

· Maintain confidentiality of resident and company information.

Qualifications

Education

· High school diploma or equivalent required.

· Post-secondary education in Property Management,



Business Administration, Real Estate, or a related field is considered an asset.

Experience

· 2+ years of residential leasing, property management, or customer service experience preferred.

· Experience managing residential apartment communities is an asset.

· Knowledge of landlord and tenant legislation.

Skills & Competencies

· Solid sales and leasing abilities.

· Exceptional customer service and communication skills.

· Excellent organizational and time-management skills.

· Ability to manage multiple priorities in a fast-paced environment.

· Strong problem-solving and conflict-resolution skills.

· Proficiency with Microsoft Office and property management software.

· Ability to work independently and make sound decisions.

Working Conditions

· Primarily onsite at the residential property.

· May require evening and weekend availability for leasing appointments and emergencies.

· Regular walking, climbing stairs, and conducting property inspections.

· Ability to respond to after-hours emergencies when required.

Performance Measures

· Occupancy and leasing targets achieved.

· Resident satisfaction and retention rates.

· Timely resolution of maintenance requests.

· Rent collection and arrears management.

· Building appearance, cleanliness, and compliance standards.

· Adherence to budget and operational goals.

· Portfolio subject to change during employment

·Leasing incentives/commissions (where applicable)

· Valid driver's license required

Job Type: Full-time

Pay: From $50,000.00 per year
