Resident Manager (Live-In Position)

We are currently seeking a Resident Manager for Sterling Window Lofts, a historic building located at 283 Portage Avenue in downtown Winnipeg. The building features 64 modern studio and one-bedroom micro-apartments, combining contemporary finishes with the character of the century-old Sterling Building.

This is a live-in position and is ideally suited for a responsible individual, couple, or two-person team with strong communication, organizational, and problem-solving skills.

Key Responsibilities

- Show available units to prospective tenants and collect rental applications
- Deliver notices and other official communications to tenants as required
- Conduct regular inspections of the building and surrounding property
- Report maintenance issues and other concerns to the Property Manager
- Coordinate tenant move-ins and move-outs, including completing condition reports
- Respond promptly and professionally to tenant inquiries and concerns
- Work effectively with contractors, tradespeople, and service providers
- Maintain cleanliness of common areas, including laundry rooms and outdoor grounds
- NECESSARY: Perform seasonal maintenance,



including snow shoveling and basic lawn care
- Complete minor building upkeep, such as changing light bulbs and minor repairs
- Serve as a liaison between tenants and property management
- Use a smartphone and computer for communication, documentation, and photo sharing

Qualifications

- Strong organizational skills and attention to detail
- Excellent communication and interpersonal skills
- Comfortable using email, text messaging, and a smartphone for photos and communication
- Ability to work independently and respond responsibly to tenant and building needs
- Previous experience in property management or building maintenance is an asset
- Basic maintenance and repair skills are an asset
- A Police Record Check and Vulnerable Sector Check will be required prior to final hiring
