JOB STATEMENT:
Desjardins Global Asset Management Inc. (“DGAM”) is a diversified financial services company that serves the needs of clients ranging from private clients to institutions.
Guardian Capital Real Estate
Inc. manages the Guardian Capital Real Estate Fund (“GCREF”), a limited partnership, which focuses on investing in direct real estate across Canada. GCREF has an open-ended structure and the principal objective of the Fund is to generate secure and accretive income returns with corresponding capital appreciation.
Guardian Capital Real Estate
Inc. also manages the GC Opportunities Real Estate Fund (“GC Opp Fund”), a limited partnership, which focuses on investing in value-add real estate across Canada. GC Opp Fund has a closed-ended structure and the principal objective of the Fund is to maximize IRR returns. Guardian’s clients include pension plans, endowments, family offices and high net worth individuals.
Based in Toronto, the Asset Coordinator will be directly responsible for the operations of the commercial real estate properties in the GCREF and GC Opp Fund portfolios. The Asset Coordinator will work closely with the Director, Asset Management as well as third party property management and leasing groups. The successful candidate will be expected to maximize efficiencies for the assets under their control and ensure that those assets are maintained and operated to a high standard.
ESSENTIAL FUNCTIONS:
Planning:
- Monitoring and executing on the annual strategic asset management plans and reporting them to the Director, Asset Management quarterly; and
- Working with third party property managers to prepare annual leasing, operating and capital budgets together with supporting material for review by the Director, Asset Management.
Operations:
- Monitoring the assets and property managers by way of regular meetings, reviewing monthly reports,
ensuring efficient rent collection and performing ongoing reviews of leasing activity, major expenses and capital programs;
- Establishing a regular review process with the property managers for major capital upgrades and any other special projects;
- Executing on leasing strategies and communicating expectations to leasing agents and property managers; and
- Conducting on-site reviews of the assets, including tenant visitations, on a regular basis, and at least semi-annually.
Reporting:
- Reporting as required to the rest of the Team, summarizing significant activity;
- Reviewing the rents, monthly property management reports and ensuring timely delivery of the information to the Director, Asset Management;
- Reviewing tenant financial statements and property cash flows as required; and
- Providing input as required to the quarterly reports.
QUALIFICIFICATIONS:
- University degree in Business
- Basic understanding of commercial real estate/ finance, relevant working experience as an asset coordinator preferred
- Excellent problem solving skills and the ability to think critically
- Detail oriented and accurate
- Excellent written and verbal communication skills and ability to develop and sustain cooperative working relationships
- Strong time management skills with an ability to work autonomously while managing tight deadlines and competing priorities
- Strong skills in Excel and Word
COMPENSATION:
- The base salary range is expected to be between $65,000 - $75,000, with eligibility for a discretionary bonus.
