Site Supervisor | Residential & Golf Community Development

DDI Canada investment Management Ltd. | Bayside, Halifax Regional Municipality, Nova Scotia | Full-time, on-site

About the role

DDI Canada is developing a master-planned golf community in Bayside, HRM. We need a hands-on Site Supervisor to run daily field operations: servicing and civil work, lot development, and home construction as phases advance. You will be the person on site who makes sure contractors build what was designed, safely, on schedule and on budget.

What you'll do

- Supervise day-to-day construction activity across roads, water, sewer, storm, grading and lot work, and building construction
- Coordinate and direct trade contractors and suppliers. Maintain a 2–3 week look-ahead schedule and report progress against it
- Enforce the site safety program under the Nova Scotia Occupational Health and Safety Act. Run toolbox talks, site inspections and incident reporting
- Enforce erosion and sediment control and the conditions of Nova Scotia Environment and Climate Change (NSECC) approvals and HRM permits
- Work with the engineer of record, geotechnical and testing consultants, and municipal and Halifax Water inspectors, and keep inspection and testing records current
- Verify quantities, review contractor progress claims for payment, and flag change orders and delays before they become cost problems
- Keep daily logs, photo records, deficiency lists and as-built information
- Coordinate with the project's golf course construction team on shared access, drainage and grading interfaces
- Escalate issues early and in writing to the project director

What you bring

- 5+ years supervising civil, land development or residential construction in Canada [adjust]
- Working knowledge of the National Building Code of Canada (Part 9) and Nova Scotia building permit and inspection processes

- Current OHS training. Valid Nova Scotia Construction Safety Association (NSCSA) certifications or the willingness to obtain them within 60 days: [Gold Seal / Construction Safety Officer / WHMIS / Fall Protection]
- Ability to read civil drawings, specifications and site plans, and to manage multiple trades at once
- Strong written communication. You will be writing daily logs and reports that other people rely on
- Valid driver's license and the ability to work on an active site in all seasons
- Legal authorization to work in Canada

Nice to have

- Experience on subdivision development in HRM
- Familiarity with HRM's grading and subdivision requirements and Halifax Water standards
- Red Seal trade ticket or technologist diploma in civil or construction engineering
- Proficiency in Mandarin alongside English. Our ownership group and some project partners operate in Chinese, and this helps, but it is not required

How we measure success

- Secure site: zero lost-time incidents and closed-out corrective actions
- Schedule: weekly look-ahead hit rate
- Cost: change orders flagged before work proceeds
- Compliance: no stop-work orders or environmental non-compliance findings
- Documentation: daily logs and inspection records complete and current

Compensation and terms

- Base salary: $85,000-$105,000 CAD, depending on experience
- Private medical insurance, vehicle or truck allowance, phone, safety equipment allowance, and training provided
- 6-month probationary period
- [Direct reports: Project leader
