Location:410, 330 5th Avenue SW, Calgary, Alberta, T2P 0J1Position Title: Project ManagerOffice Location: 410, 330 5th Avenue SW, Calgary, AB, T2P 0J1Hybrid Model: Office-First Flexible Model with minimum 3 days/week in officePosition OverviewReporting to the Sr. Project Manager - Western Canada, the Project Manager is accountable for the successful delivery of new-build commercial retail development projects throughout Western Canada. Acting as the owner’s representative, the Project Manager will oversee all phases of the project lifecycle including due diligence, budgeting, design development, procurement, construction execution, project closeout, and turnover while managing all parties and ensuring projects are delivered on schedule, within budget and in accordance with Choice Properties’ quality standards.Responsibilities:Develop and maintain project budgets and schedules which will inform Leasing negotiations and Capital Committee approvalsSupport Leasing with technical review and negotiation of tenant lease termsManage the procurement process including RFPs, bid evaluations, contract negotiations and award to engage the most efficient and cost-effective vendorsLead project teams throughout the project lifecycle including architects, engineers, general contractors, municipalities, service providers, suppliers, and 3rd party vendors by fostering collaboration and maintaining clear communicationCommunicate Capital Committee-approved project objectives, performance metrics, and reporting requirements to vendors and project teamsReview construction plans, specifications, and deliverables to ensure alignment with project objectivesObtain required permits and approvals from authorities and manage regulatory compliance requirementsManage contingency utilization and cost forecasting using centralized software to ensure project budgets remain within approved financial targetsMonitor consultant and contractor performance to ensure contractual obligations, quality standards, and project milestones are achieved. Manage risk by escalating anticipated delivery issues to senior leadership early and implementing corrective actions or mitigation strategies where appropriateSupport 3rd Party CM/GC in managing construction operations and site logisticsChair startup meetings with tenants and vendors. Oversee tenant coordinationConduct regular site visits and monitor construction execution,
identifying and resolving issues proactively to ensure production deadlines are achievedManage contract changes and disputes within established budget contingenciesMaintain a National Project Tracker for departmental reporting with regular project status updates to senior leadershipRecommend process improvements and best practices to promote excellenceAdminister project contracts, purchase orders, invoices, change orders and associated project documentation using centralized softwarePromote a strong culture of trust, collaboration, safety, and accountability while ensuring compliance with internal policies and all applicable HS&E; regulationsQualifications:Minimum seven (7) years of progressive construction project management experience including at least five (5) years managing ICI ground-up construction projectsExperience working for a commercial developer, owner, REIT, or construction manager is considered an assetUniversity degree and/or college diploma in Construction Management, Engineering, Architecture, or a related disciplineProject Management Professional (PMP), Gold Seal Certification (GSC), Qualified Engineering (P.Eng.) or equivalent designations considered an assetDemonstrated ability to effectively manage timelines and budgets to ensure successful delivery of project objectivesProven track record of building strong working relationships with internal business partners such as Development, Leasing, Asset Management, Property Management, Finance & Legal teamsPrevious experience in developing detailed project plans using project management tools and methodologiesAdvanced understanding of risk management and proceduresStrong planning and execution skillsSuperior analytic, problem solving and negotiating skillsExtensive knowledge of construction materials, methods and equipmentExcellent verbal and written communication skills with a demonstrated ability to effectively communicate ideas and actions to those at all levels of the organizationAbility to thrive in a fast paced, challenging and constantly changing work environment, and manage multiple projects concurrently with competing prioritiesAdvanced proficiency with Microsoft Office Suite, Microsoft Project, and project collaboration platforms. Experience with Bluebeam, Procore, PMWeb, Yardi, or similar construction management systems is considered an assetMust hold valid driver’s license and have access to a vehicleAbility to travel frequently to various project locations throughout Western Canada (MB to BC)
