Reporting to the Regional Administrator, the Residential Property Manager is responsible for the day-to-day management, operations, and overall performance of a residential property.
The Residential Property
Manager ensures the efficient operation and proper maintenance of the properties while providing a high level of service to residents. This role is also responsible for overseeing tenant relations, leasing activities, maintenance operations, vendors, and the administrative and financial aspects of the assigned properties.

Manager serves as a key point of contact for tenants, contractors, vendors, and internal stakeholders.
Property
Management & Operations Oversee the day-to-day operations of assigned residential properties
- Conduct regular property inspections to ensure buildings and common areas are properly maintained
- Identify maintenance, repair, and property improvement needs
- Coordinate and oversee contractors, vendors, and other external service providers
- Obtain and review quotes for maintenance, repairs, and improvement projects
- Monitor ongoing work to ensure compliance with established timelines, budgets, and quality standards
- Respond to and coordinate the appropriate actions for emergency situations affecting the properties. Serve as the primary point of contact for tenants
- Build and maintain positive relationships with residents while delivering a high standard of customer service
- Respond to tenant inquiries, concerns, and complaints and ensure appropriate follow-up
- Conduct or coordinate unit inspections related to move-ins and move-outs
- Prepare and manage lease renewals
- Coordinate the preparation of new leases and ensure tenant and lease information is accurately entered into Hopem
- Maintain accurate and up-to-date tenant and lease records
- Ensure compliance with building rules and lease terms
- Follow up on collection matters, outstanding balances, and other tenant-related issues in accordance with company procedures. Leasing & Occupancy Coordinate and conduct showings of available residential units to prospective tenants
- Support leasing activities to maintain optimal occupancy levels
- Review rental applications and coordinate credit and background verification processes
- Coordinate unit preparation and turnover prior to recent tenant occupancy
- Monitor local rental market trends and communicate relevant information to management. Participate in the preparation and monitoring of property operating budgets
- Monitor property expenses and identify budget variances
- Review and approve property-related invoices
- Monitor rent collection and outstanding tenant balances
- Conduct collection follow-ups in accordance with company policies and procedures
- Ensure accurate tenant billing in accordance with lease terms
- Maintain accurate property, tenant, and lease information in Hopem
- Prepare and maintain management reports related to property operations, occupancy, expenses, and other key activities.
Develop and maintain strong working relationships with contractors and service providers
- Ensure that work performed by contractors and vendors meets established quality standards
- Identify opportunities for property improvements that enhance building quality and the resident experience
- Oversee property security and surveillance systems as required. Compliance & Risk Management Ensure compliance with internal policies and procedures
- Ensure properties are operated in accordance with applicable laws, regulations, and industry standards
- College diploma in Property Management, Business Administration, Management, or a related field
- Relevant experience in residential property management;
Experience managing multiple residential units or properties is considered a strong asset
- Good understanding of residential leasing processes and lease administration
- Knowledge of Hopem or another property management software is considered an asset
- Proficiency in Microsoft Office Suite. Excellent communication and customer service skills
- Attention to detail, particularly in administrative and financial matters
