Through deep care, speed, attentive service, experience, and a robust operations framework, we strive to maximize a return on investment for our clients and elevate the lives of our residents.The Senior Property Manager will be a front-facing representative of the STACK brand, while taking primary ownership of their assigned portfolio of residential properties. They will serve as the principal relationship manager for our clients and residents, ensuring that the portfolio operates to STACK's standards for financial and operational performance, service, compliance, and asset care.Primary Job ResponsibilitiesPrimary relationship manager for assigned portfolio of clients/ownersProvide proactive client communication, recommendations and portfolio updatesMonitor operational and financial performance of assigned propertiesIdentify, mitigate and elevate operational, regulatory, financial and liability risksReview monthly owner reporting and respond to client inquiries regarding financial activity and performanceDrive strong client satisfaction,
retention and long-term relationshipsLeasing + Revenue ManagementPricing strategyMarketing of available unitsProspective tenant showings and follow-upApplication processingLease executionVacancy management and lease renewal strategyRent increasesClient inquiries and business developmentResident and Tenancy ManagementResident communicationLease administrationUnit inspectionsLease and Bylaw EnforcementRent collection, arrears management and accounts receivablePreparation and service of tenancy notices and regulatory documentationManage tenancy enforcement matters, including notices, evidence preparation, RTB applications and dispute resolution hearings where requiredMove-in and move-out coordinationProperty Operations and MaintenanceProperty onboardingMaintenance and service requestsSource, coordinate and manage qualified vendors and contractors, including quotation review, service quality, cost control and timely completion of workPreventative maintenanceWarranty claims, submissions and coordinationEmergency responsePre-inspections and unit turnoversReview property income, expenses and financial activity and provide clients with recommendations to optimize performanceInvoice review and approval coordinationExpense managementPortfolio records, data integrity and documentationCoordination with accounting on owner reporting, disbursements, new accounts and portfolio financial mattersQualificationsRequired Knowledge, Skills, and AbilitiesStrong working knowledge of the B.C. Residential Tenancy Act, Residential Tenancy Regulation,
and applicable BCFSA requirements.Demonstrated ability to navigate difficult conversations, situations, conflict, and sensitive tenancy matters calmly, professionally, and objectively.Sound judgement and problem-solving ability, with the capacity to evaluate urgency, risk, financial impact, and client interests when making decisions.Demonstrated ability to build strong relationships with prospective and existing clients and residents while delivering a high standard of service throughout the client/resident journey.Ability to adapt to policies and procedures while developing and implementing systems and processesSelf-motivated, proactive, and a team playerDetail-oriented, works well under pressure, able to multi-taskStrong leasing and closing, organizational, critical thinking, and time-management skills.Strong verbal and written communication skillsAdditional language proficiency is an assetRequired Training and ExperienceCurrently licensed in positive standing with the BCFSA to provide Rental Property Management services in British ColumbiaMinimum of 4 years' experience in third-party residential property management, with portfolio experience in Metro Vancouver strongly preferredPost-secondary education in business, construction, finance, communication or a related field or equivalent education and experienceExperience with Yardi, Buildium would be an asset.Strong digital proficiency, including Microsoft 365, property management platforms and the ability to learn new software and technologies quickly. Advanced proficiency with Word and Excel is an assetWorking ConditionsThe successful candidate will be based at the designated locations allocated to each portfolio and at our head office.Schedule: Sunday to Thursday - 10:00AM - 6:00PMOccasional flexibility outside regular working hours may be required to accommodate leasing appointments, urgent property matters and operational requirements.Salary Range: $90,000 - $100,000Commission: $250 per unit leased
