The Operations Technician is responsible for maintaining residential buildings by completing maintenance and repair tasks in common areas and residents' homes. This includes troubleshooting and repairing plumbing, electrical, mechanical systems, appliances, and building equipment. The role also involves responding to work orders, performing inspections, supporting building operations, and ensuring properties are safe, well-maintained, and operating efficiently.This role is a part of an on-call rotation and must be available for evening, night, and weekend scheduling.RESPONSIBILITIES:The Operations Technician will perform repairs to our buildings and residential units and play an key role in providing a best-in-class living experience for our residents by:Repairing plumbing fixtures and systemsPerforming minor electrical repairs or modifications to standard household wiring and fixturesInspecting and servicing mechanical & heating equipment systemsInspecting and servicing household appliancesMonitoring and adjusting when appropriate, the building systems (HVAC, elevators, life safety, etc.)Reporting any problems to the office or contractors.Performing any necessary repairs to, or installation of, interior wall and floor finishes and cabinetry.Minor carpentry and masonry repairs on building exteriors, and repairsReplacing any locking systems and devices.At times, there may be Grounds keeping and cleaning dutiesDelivering materials, notices, and equipmentProviding assistance to other staff to enable completion of work in a timely and secure mannerResponding on a 24 hour/day basis,
when on callInitiating work orders on handheld devices and providing written or narrated descriptions of work completedObserving and reporting on the state of repair of various elements of our Accora Village propertiesEstimating material and labor requirements for proposed workComplying with all Occupational Health and Safety practices and regulationsAssist in maintaining an inventory of equipment and materialsPerform such other duties as may from time to time be assignedSKILLS AND KNOWLEDGESecondary School Diploma -or Equivalent3 years of relevant experience with property maintenance, or equivalent demonstrated work experience is expected (demonstrated general maintenance skills, carpentry, cabinetry, plumbing, electrical and mechanical, as well as troubleshooting and on call experience)Trade certification in a relevant field is an assetExperience and formal training combined with demonstrated performance and ability may substitute for stipulated academic requirementsMust be able to work and problem solve in a variety of adverse conditionsHistory of continuous updating of job knowledge especially with respect to code changes and technological advancement, for building systems and construction methods through workshops, conferences, seminars, self-studyThe ability to work on-call, evening, night,
and weekend scheduling is required.Valid Ontario Class G Driver's License and reliable vehicleAs a condition of employment, must have a valid Criminal Background CheckReasonable fluency in written and verbal English.
