THE ROLE:
As a Property Manager, you serve as the single point of accountability and primary contact for our clients working under the Portfolio Director. You ensure that properties under management operate at peak efficiency by executing, delegating, and auditing tasks effectively across our team. You work inside AOF Property Solutions alongside the same team that helped our real estate investors purchase their properties—providing seamless continuity, protecting client assets, and driving long-term portfolio performance across the Greater Edmonton Area.
WHAT YOU'LL DO:
Portfolio Optimization: Ensure all properties operate at their highest potential by executing key management tasks and delegating work effectively to dedicated admin support, Lease-Up Agents, and Service Specialists.
Regulatory Compliance: Maintain strict compliance with RECA (Real Estate Council of Alberta), the Real Estate Act (REA), and the Residential Tenancies Act (RTA) across all decisions, notices, and communications.
Vacancy Prevention & Performance: Focus on maximizing client returns by securing tenancies faster than the competition at or above market rent, while maintaining high tenant satisfaction to boost retention.
Time-Sensitive Execution: Manage all portfolio operations with standard-setting accuracy, professionalism, and speed.
Advertising: Review all property ads to ensure full compliance with brokerage standards and RECA advertising guidelines.
Complete Accountability: Maintain open, structured communication with all support team members—holding yourself accountable for every deliverable completed under your portfolio.
Client Relationship Management:
Build solid client trust through personable conduct, prompt updates, and industry-leading expertise in tenant management, maintenance, and marketing.
Conflict Resolution & RTDRS Preparation: De-escalate tenant disputes in compliance with lease agreements and the RTA. Aim to resolve conflicts outside of formal channels while maintaining audit-ready documentation prepared for potential RTDRS (Residential Tenancy Dispute Resolution Service) hearings.
Non-Payment Management: Enforce client-approved non-payment protocols and issue formal Notice of Non-Payment notices on the first business day following the 1st of the month.

Highly Organized & Systematic: Capable of balancing financial audits, team delegation, marketing timelines, and field coordination without missing details.
RTA Expert & Conflict Resolver: Maintains a firm grasp of Alberta tenancy law, effectively de-escalating tenant concerns while protecting client interests.
WHAT YOU'LL NEED
Property Management License: An active RECA licence in good standing with Property Management authorization.
Reliable Transportation: A reliable vehicle and a valid Alberta Driver’s Licence for field visits across the Greater Edmonton Area.
Regulatory Expertise: Comprehensive working knowledge of RECA, the Real Estate Act (REA), and the Residential Tenancies Act (RTA).
Tech & Software Proficiency: High proficiency in property management software (Buildium), Google Drive, listing platforms (RentFaster), and digital communication tools.
Pay: $500.00-$5,000.00 per month
