Job Title: SENIOR CONSTRUCTION PROJECT MANAGER
Reports to:
SAWW Developments is looking for an experienced Sr. Construction Project Manager who is the primary driver of the project, responsible for establishing the execution strategy, leading the project team, controlling cost and schedule, managing contracts and changes, maintaining client relationships, resolving issues, and ensuring all project commitments are delivered.
The Senior Construction Project Manager works closely with the client, consultants, subcontractors, vendors, site leadership, and internal management to ensure the project is delivered safely, on time, within budget, to the required quality standards, and in accordance with contractual requirements.
Key Responsibilities
1. Overall Project Leadership & Accountability
- Take full ownership and accountability for project performance, execution, and completion.
- Lead the project from pre-construction and mobilization through construction, commissioning, turnover, and final closeout.
- Establish project objectives, execution strategy, priorities, milestones, and responsibilities.
- Direct and coordinate all project activities and ensure the project team remains focused on successful delivery.
- Establish clear accountability and hold team members, subcontractors, consultants, and vendors accountable for their commitments.
2. Project Controls, Cost & Commercial Management
- Lead project controls covering budget, cost, schedule, forecasting, cash flow, commitments, changes, and project reporting.
- Establish and maintain accurate project budgets, forecasts, cost reports, and financial projections.
- Monitor project financial performance and identify cost trends, variances, risks, and opportunities.
- Manage the change order process from identification and pricing through negotiation, approval, and implementation.
- Identify and manage claims, delays, directives, and other commercial exposures.
- Review subcontractor and vendor commitments, progress claims, change orders, and financial performance.
- Provide accurate and timely project performance reporting to senior management and the client.
- 3. Schedule & Project Execution
- Develop, maintain, and drive the overall project schedule in coordination with field leadership and project stakeholders.
- Establish and monitor critical milestones, critical path activities, procurement requirements, and project deliverables.
- Lead regular schedule reviews and ensure responsible parties understand and meet required dates.
- Identify schedule risks and implement recovery plans where required.
- Coordinate design, procurement, construction, inspections, testing, commissioning, and turnover activities.
- Ensure project decisions, approvals, RFIs, submittals, and other requirements are completed in a timely manner.
- Maintain focus on progress, productivity, and timely project completion.4. Client & Stakeholder Management
- Serve as the senior point of contact for the client throughout the project.
- Establish and maintain strong, professional, and collaborative client relationships.
- Lead regular client meetings, progress meetings, project reviews, and executive-level discussions as required.
- Communicate project status, cost, schedule, risks, changes, issues, and required decisions clearly and proactively.
5. Project Team & Construction Leadership
- Lead and coordinate Project Managers, Project Coordinators, Engineers, Superintendents, Administrators, and other project personnel.
- Work closely with the Superintendent and site team to ensure construction activities are properly planned and executed.
Qualifications & Experience
- 10+ years of progressive construction project management experience, preferably with experience managing complex construction projects.
- Demonstrated experience managing projects from inception through completion and closeout.
- Solid knowledge of project controls, cost management, scheduling, forecasting, change management, and construction contracts.
- Proven experience leading client meetings and managing senior-level client relationships.
- Experience managing subcontractors, consultants, vendors, and multidisciplinary project teams.
- Excellent leadership, communication, negotiation, organization, and problem-solving skills.
- Degree or diploma in Construction Management, Engineering, Architecture, Business, or a related field preferred.
