L’Analyste financier sera responsable de soutenir une équipe de vente d’investissements parmi les plus performantes et actives du marché à Montréal, Québec. Ce poste s’inscrit dans un environnement collaboratif réunissant les équipes de courtage, de marketing et des opérations. Effectuer l’évaluation de terrains et de sites de développement partout au Québec afin de déterminer leur utilisation optimale, notamment au moyen d’analyses de valeur résiduelle du terrain et de modèles financiers de développement.

Effectuer l’analyse financière d’immeubles commerciaux générateurs de revenus à l’aide de modèles Excel avancés, incluant les approches par taux d’actualisation directe (direct cap) et flux de trésorerie actualisés (DCF). Démontrer une solide compréhension des stratégies de création de valeur (value add), notamment la conversion de loyers sous le marché vers les loyers du marché, la location d’espaces vacants, les refinancements à long terme ainsi que l’atteinte des rendements ciblés (TRI, rendement sur coût) Recueillir et suivre des données financières essentielles à des fins de recherche, d’analyse et de négociation. Assurer une veille constante des tendances du marché et de l’évolution du secteur immobilier.

Minimum de deux (2) années d’expérience en analyse financière, idéalement dans le secteur de l’immobilier commercial. Bilinguisme complet en français et en anglais, tant à l’oral qu’à l’écrit. Baccalauréat en finance, administration des affaires, commerce ou dans un domaine connexe.

Excellentes capacités d’analyse et de recherche, avec un souci élevé de la qualité des données et de la précision.



Expérience démontrée dans la conception de modèles financiers, les projections de flux de trésorerie, les calculs de TRI, les analyses DCF et les rendements Cash-on-Cash pour des actifs générateurs de revenus et des projets de développement. Maîtrise avancée de Microsoft Excel.

Capacité à évoluer dans un environnement multidisciplinaire complexe impliquant plusieurs départements, avec un minimum de supervision, tout en maintenant un haut niveau de performance sous pression. This is an on-site position based out of Montreal, QC office.

The Financial

Analyst will be dedicated to supporting a high-volume and industry leading investment sale team in Montreal, QC. Underwrite & value potential development sites for highest & best use through land residuals and development proformas across Quebec. Underwrite income-producing commercial real estate using Excel, including Direct Cap + DCF analysis.

Strong familiarity with value‑add scenarios such as below market rents rolling to market, vacant lease ups, bridge loans & permanent financing takeouts, and overall target returns (IRR, Yield on Cost) for value add deals. Review, analyze, comprehend, abstract, and interpret various types of real estate documents (including leases, appraisals, budgets, rent rolls, property condition reports, environmental reports, architectural drawings, zoning bylaws, etc.). Develop content, write presentation packages, and offering memoranda.

Coordinate with debt/equity team members to underwrite based on debt placement scenarios. Gather and track critical financial data points for research and negotiation purposes. Analyze mortgage documents and understand prepayments, yield maintenance, and defeasance.





Ability and confidence to present results of analyses in a formal client setting to audiences with a wide range of financial acumen, including internal & external brokers, property managers, lenders, and property / business owners. Keep up with market trends and industry knowledge. 2+ years underwriting experience, with a strong preference for experience in commercial real estate ~ Fluently bilingual in French and English (spoken and written) is a must ~ Bachelor’s degree in Finance, Business, Commerce or a related field. ~ Analytical and research skills with high data quality and minimal error. ~ Experience with developing financial models, cash flows, IRR, DCF, Cash on Cash analysis, etc. for cash flowing assets and development opportunities – Microsoft Excel is a must ~ Ability to work in a complex team environment across multiple departments, under minimum supervision and manage tight deadlines.
