Southside Group is seeking a proactive and dedicated Building Manager / Superintendent (Live-In) to oversee the daily operations, management and maintenance at a 30 unit residential building in Forest, ON.

This role offers a unique opportunity to live on-site, ensuring the building's optimal performance while providing exceptional service to residents. The ideal candidate will have previous building management experience, including maintenance and custodial skills, as well as a basic understanding of landlord & tenant principles. The candidate should be eager to maintain the high standards of the property and possess strong organization skills, as well as the physical ability to manage daily cleaning and small maintenance projects around the property.

This position is for 32 hours of work per week and requires the individual to be flexible in terms of working hours to address emergencies, weather events, enquiries and to facilitate move-ins. The Building Manager is required to live on-site and a unit will be provided.

Responsibilities & Duties

- Manage building operations, including routine maintenance, repairs, inspections.
- Contact and supervise maintenance contractors, providing clear direction and ensuring quality work.




- Maintaining the building grounds and common areas in a clean and orderly condition - including but not limited to sweeping, vacuuming, mopping, washing doors and windows.
- Maintaining and monitoring the mechanical components of the building.
- Turning over vacant units
- Performing daily inspections of all common areas and exits.
- Reporting to Property Manager any tenant issues, concerns or required building repairs.
- Delivering tenant notices and communicating with tenants.
- Maintaining the exterior of the building, including but not limited to removing snow & ice from walkways, and tending to lawn maintenance and gardening (cutting, weeding, fertilizing).
- Performing other duties, as required.

Qualifications:

- Experience in cleaning, building management and leasing units (1-2 years preferred)
- Knowledge of basic repairs and general maintenance
- Flexibility to work in varied schedules, including weekends and occasional evenings
- Professional communication skills
