Location: Remote (Canada) - Regular Travel to Project Sites Required Salary Range: $125,000 - $135,000 CAD, based on experience Construction Manager Job Summary Reporting to the EVP of Canada, the Construction Manager will manage all aspects of the project lifecycle for various construction initiatives for SmartStop Storage Advisors, LLC within the Canadian portfolio. This is a remote position based in Canada, requiring regular travel to construction and project sites throughout the Canadian portfolio. Performs all project's contract administration in accordance with Company policies and procedures.

Monitors project costs through change order and contract adjustment procedures. Assists in developing recovery strategy when project schedule or budget are in jeopardy. Reviews and updates schedule,



cost forecasts and cash flow requirements with the Construction Team biweekly and with the CIO monthly or when otherwise scheduled.

Assists in preparing and processing general contractor progress draws, subcontractor applications for payment and consultants and supplier's invoices in a timely manner. Collaborates with the accounting department to ensure proper accounting coding, payments of progress draws, and recoverable costs. Coordinates all aspects of the project, from drawing coordination, scheduling and costs to the satisfaction of management.

Establishes an effective working relationship with construction vendors, including but not limited to, each General Contractor's construction manager, architects, and engineers. Resolves project disputes in a timely manner. Completes project closeout documentation for archiving or transfer to Operations.

Directs activities of construction administrative assistant. Coordinates with building officials and regulatory agencies, as necessary. General and administrative duties as required. Travels regularly to construction and project sites across the Canadian portfolio to oversee progress, quality and compliance, while performing core administrative duties remotely.

Bachelor's degree in Engineering or Construction Management required.

Experience working for companies with multi-site locations a MUST; Excellent time management skills with a proven ability to meet deadlines. Proficient in Microsoft Office Suite or related software. Thorough understanding of construction and technology methods.

Thorough understanding of construction and technology methods and the application of building codes. Ability to work effectively in a remote/home-office setting while managing frequent travel to project sites across Canada; valid driver's license and passport required.
