About the RoleAs a CBRE Assistant Operations Manager, you will assist in leading the operational and technical performance of a Class A commercial office building. You will support the management of building operations, maintenance programs, capital projects, financial performance, tenant relationships, environmental initiatives, and operational staff.This position is part of the Engineering and Technical Services function and is responsible for supporting preventive maintenance, repairs, technical operations, operational excellence, and client satisfaction.What You’ll Do:Operations & Building Systems• Support the operation, maintenance, repair, and replacement of all building systems including HVAC, electrical, plumbing, building automation systems, life safety systems, emergency generators, and fire protection systems.
- Assist in monitoring preventative maintenance programs and ensure compliance with service level agreements and maintenance schedules.
- Ensure mechanics, technicians, contractors, and vendors have the information and resources required to complete assignments safely and efficiently.
- Monitor building performance and identify opportunities to improve reliability, efficiency, and service delivery.Leadership & Team Management• Assist in supervising operations staff, technicians, contractors, and service providers.
- Coordinate daily activities, work schedules, task assignments, and cross-training initiatives.
- Support employee recruitment, onboarding, development, coaching, and performance management.
- Foster a culture of accountability, safety, collaboration, and continuous improvement.Financial & Business Management• Assist in preparing, tracking, and reporting operating and capital budgets.
- Develop labor and material cost estimates for maintenance activities and projects.
- Help manage departmental expenses while supporting annual business objectives.
- Support financial planning, forecasting, and reporting requirements.Tenant, Client & Stakeholder Relations• Maintain strong relationships with tenants, clients, contractors, and service providers.
- Coordinate activities with project teams and construction groups to ensure property interests are represented and protected.
- Ensure contractors comply with all building policies, procedures, and safety requirements.Identify opportunities for improved efficiency, sustainability, and energy management.
- Maintain regulatory documentation, records, and compliance requirements.
- Evaluate business processes and recommend operational improvements.
- Support implementation of company policies, procedures, and organizational initiatives.
- What You’ll Need:• High School Diploma, GED, Trade School Diploma, or equivalent combination of education and experience.
- 5-8 years of experience in commercial building operations, facilities management, engineering operations, or a related field.
- Previous supervisory or shift management experience preferred.
- Robust knowledge of HVAC, electrical, plumbing, building automation systems, life safety systems, emergency generators, and fire protection systems.
- Experience managing contractors, preventative maintenance programs, service agreements, and capital projects.
- Understanding of operating budgets, capital planning, cost estimating, and financial reporting.
- Advanced proficiency with Microsoft Office applications including Excel, Word, Outlook, and Teams.
- Strong communication and stakeholder management skills with the ability to influence and collaborate across multiple teams.
- Advanced mathematical and financial aptitude including budgeting, forecasting, and cost analysis.
- Ability to meet the physical requirements of commercial building operations, including walking, climbing stairs/ladders, and lifting or carrying materials up to 50 lbs.Preferred• Building Environmental Systems (BES I/II), Power Engineering Certification,
or Mechanical/Electrical Trade Certification.
- Experience operating Class A office towers and complex commercial properties.
- Experience with computerized maintenance management systems (CMMS) and building automation systems.

The minimum salary for the Assistant Operations Manager is $115,000 annually and the maximum salary for Assistant Operations Manager is $130,000 annually. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
