As a Property Manager, you will oversee the operational, financial, and administrative performance of an assigned portfolio while fostering strong relationships with condominium boards, owners, residents, vendors, and stakeholders.
Manage the day-to-day operations of a portfolio of condominium, residential, commercial, and mixed-use properties. Build and maintain trusted relationships with Boards of Directors, property owners, residents, and service providers. Provide leadership, mentorship, and direction to on-site administrators, maintenance teams, and contractors.
Ensure properties are maintained to the highest standards of safety, appearance,
and operational excellence. Coordinate maintenance programs, repairs, capital projects, and preventative maintenance initiatives. Conduct regular site inspections and implement proactive solutions to enhance asset value and resident satisfaction.
Manage vendor relationships, service agreements, contract negotiations, and contractor performance. Review financial statements, monitor expenditures, approve invoices, and oversee collections and arrears management. Prepare and present management reports, recommendations, and property updates to Boards and stakeholders.
Identify opportunities to improve operational efficiency, service delivery, resident experience, and overall portfolio performance. Respond professionally and effectively to resident inquiries, concerns, and urgent property matters. Post-secondary education in Property Management, Business Administration, Real Estate, or a related discipline.
Minimum 3-5 years of progressive property management experience. Proven success managing a property portfolio independently with a solid sense of ownership and accountability.
Experience leading, mentoring, and supporting administrative, maintenance, or site-based teams. Solid understanding of condominium, residential, and/or commercial property management operations.
Experience managing budgets, financial reporting, forecasting, and expense control. Strong knowledge of applicable legislation, including condominium governance and property management regulations. Exceptional organizational, communication, and relationship-building skills.
Ability to effectively manage multiple priorities within a fast-paced environment. Proficiency with property management software and Microsoft Office applications. Professional industry designations such as CPM, RPA, ARM, RCM , or other related credentials are considered valuable assets.
