Live-In Building Superintendent Team (2-Person Team)
Cando Apartments Ltd. – North York, ON (Bathurst & Sheppard Area)
Salary Range: $40,000–$60,000 per year two-bedroom apartment, 1 parking and utilities
Cando Apartments Ltd. is seeking a reliable, professional and hands-on two-person Live-In Building Superintendent Team for a residential apartment building located in the Bathurst & Sheppard area of North York.
Previous residential building management experience is an asset; however, we are willing to train the right candidates. We are primarily looking for a dependable team with a strong work ethic, excellent customer-service skills, practical hands-on abilities and a genuine willingness to learn and take pride in the property they manage.
This position combines resident service, building administration, leasing, cleaning and hands-on maintenance.
Ideally, one member of the team will be comfortable with general maintenance and handyman responsibilities, while the other will focus primarily on cleaning, administration and leasing support. We are flexible in how responsibilities are divided based on each person’s strengths and experience.
Resident Service & Building Administration
Providing excellent customer service to our residents is an important part of this position.
Responsibilities include
- Responding to resident questions, concerns and maintenance requests in a timely and professional manner
- Maintaining accurate records of resident concerns, work orders, incidents and resolutions
- Following up to ensure resident and building matters are appropriately addressed
- Escalating matters to the Property Manager when required
- Communicating building notices and management updates to residents
- Assisting with building administration and record keeping
- Assisting with rent-related administration as required
- Serving notices and other documentation as directed by the Property Manager
- Assisting with resident move-ins and move-outs
- Conducting building and suite inspections as required
- Maintaining confidentiality when dealing with resident and company information
- Supporting positive resident relations and tenant retention
- Performing other administrative and building-management duties as required
Leasing & Apartment Showings The Building Superintendent Team will work closely with Cando’s Leasing Department to assist with renting available suites.
Responsibilities include
- Showing available apartments to prospective residents
- Providing professional and knowledgeable information about the property
- Following Cando’s established leasing policies and procedures
- Coordinating with the Leasing Department regarding prospective residents and available suites
- Assisting with apartment showings on an every-other-weekend rotation
- Ensuring vacant suites and common areas are appropriately presented for prospective residents
Maintenance & Building Operations
This is a hands-on position. The successful team should be comfortable completing routine repairs and troubleshooting day-to-day maintenance issues, with training provided where appropriate.
Responsibilities include
- General building maintenance and handyman work
- Minor plumbing repairs, including replacing cartridges, faucets, handles and other fixtures
- Minor carpentry, hardware and general repairs
- Responding to resident maintenance requests and work orders
- Troubleshooting routine maintenance issues
- Assisting with suite turnovers and preparing vacant apartments
- Conducting regular building and property walk-throughs
- Monitoring building equipment and identifying maintenance concerns
- Reporting larger repairs or concerns to Property Management
- Coordinating access for contractors and trades when required
- Maintaining accurate maintenance and work-order records
- Managing garbage, recycling, garbage chutes and waste areas
- Performing seasonal duties as required, including maintaining walkways, salting, snow clearing and general exterior upkeep
- Providing on-call support for after-hours building emergencies when required
- Performing additional duties based on the needs of the property and as directed by the Property Manager
Building Cleanliness & Presentation The Building Superintendent Team is responsible for ensuring that the property is consistently clean, safe and professionally presented.
Responsibilities include
- Maintaining entrances, exits, lobbies, hallways, elevators, stairwells, laundry rooms and other common areas
- Cleaning and monitoring garbage chutes and waste areas
- Ensuring the general upkeep and appearance of the property
- Assisting with cleaning and preparation of vacant suites
- Performing seasonal and exterior upkeep as required
- Identifying and addressing cleanliness or maintenance concerns during regular building walk-throughs
Schedule & Availability
This is a full-time, live-in position requiring flexibility based on the day-to-day needs of the property.
The Building Superintendent Team will generally work regular weekday hours, with flexibility required to accommodate resident needs, building operations, maintenance requirements and apartment showings.
The team will participate in an every-other-weekend rotation, including apartment showings and general building coverage as required.
As this is a live-in building management position, the successful team must also be available to respond to after-hours building emergencies when required. Routine resident requests and maintenance matters are handled during regular working hours.
What We’re Looking For
- Previous experience as a Building Superintendent, Resident Manager or in residential property management is an asset, but not required
- General maintenance, handyman or trades-related experience is required
- Comfortable performing minor repairs and willing to learn building-maintenance procedures
- Strong cleaning and housekeeping standards with excellent attention to detail
- Excellent customer-service skills and a professional approach when dealing with residents and prospective residents
- Strong communication, organizational and follow-up skills
- Comfortable using email, computers and learning property-management technology
- Leasing, sales, customer-service or apartment-showing experience is considered an asset
- Reliable, dependable and capable of working independently
- Professional communication and interpersonal skills
- Good judgment and the ability to handle resident concerns calmly and respectfully
- A demonstrated history of reliability and longevity in previous employment is highly valued
- Willingness to learn, take direction and work closely with the Property Manager and Cando team
- Applicants must be legally entitled to work in Canada
Successful candidates will be required to complete a criminal record/background check as a condition of employment
Compensation & Perks
