About Cedarmount

Cedarmount is a Toronto-based asset and property management company overseeing a growing residential portfolio across the GTA. We're looking for a dependable, hands-on Live-In Superintendent to be the on-site face of Cedarmount for our residents.

The Role

As Live-In Superintendent, you'll live on site and take ownership of the building's day-to-day operation: keeping it clean, safe and well maintained, responding to resident needs, and working closely with our property management team to keep everything running smoothly.

Key Responsibilities

- Perform general repairs and preventive maintenance (plumbing, minor electrical, drywall, painting, fixtures, appliances)
- Keep common areas, garbage/recycling rooms, parking areas and grounds clean and presentable; manage garbage and recycling pickup
- Respond to resident maintenance requests promptly and professionally, and handle after-hours emergencies (floods, lockouts, no-heat calls, alarms)
- Prepare vacant suites for turnover: inspections, touch-ups, cleaning and coordinating trades
- Coordinate and supervise contractors and vendors on site; provide access and confirm work is completed
- Conduct regular building inspections and monitor life safety systems, boilers/HVAC, elevators and building security
- Log work orders and keep accurate records of repairs,

What We're Looking For

- 3+ years of experience as a superintendent in residential building
- Solid general maintenance and handyman skills; able to troubleshoot and fix common issues independently
- Working knowledge of the Ontario Residential Tenancies Act is a strong asset
- Friendly, professional communication with residents, contractors and management
- Organized and reliable, able to prioritize and work with minimal supervision
- Available to respond to after-hours emergencies
- Comfortable using a smartphone/email for work orders and communication
- Able to perform physical work, including lifting, climbing ladders and working outdoors in all seasons

Additional Requirements

Pay: $30,000.00-$50,000.00 per year
