THE ROLE
As a Service Specialist, you are the vital link between property maintenance, tenant satisfaction, and long-term client success. You ensure that a property is maintained to the highest standard, repaired efficiently, and thoroughly inspected throughout the entire tenancy lifecycle. You work alongside an integrated team that supports clients from initial purchase of their properties—providing continuous, reliable management across the Greater Edmonton Area.
WHAT YOU WILL DO
Exceptional Service Delivery: Provide outstanding service to tenants and clients through knowledgeable communication, personable conduct, and seamless execution of repair requests, inspections, move-ins, move-outs, and emergency situations.
Client Reporting: Report maintenance items promptly to clients along with recommended action plans and estimated costs.
Vendor Management: Evaluate repair requests for legitimacy and ensure work is completed promptly, properly, and cost-effectively. Requires on-call availability for emergency repairs; oversee vendors to ensure they make same-day contact with tenants upon receiving requests, bill accurately, and receive prompt payment.
Light Maintenance Hands-On Tasks: Perform light repairs and/or blind installations directly as needed with excellent conduct and tenant communication.
Detail-Oriented Inspections: Conduct error-free Move-In and Move-Out inspections, fully documenting property conditions with detailed photos.
Client Representation:
Attend pre-possession, possession, and warranty inspections, accurately representing the client’s best interest and communicating directly with tenants as required.
Notices & Key Security: Accurately prepare, post, and upload tenancy notices. Ensure AOF key sets are strictly managed and stored according to brokerage policies and procedures.
