MUST HAVE:
Direct experience assessing, underwriting, or reviewing commercial property and casualty insurance coverage for income-producing real estate, including from such as property business interruption , CGL, environment and valuation/replacement cost. This can come from Real Estate insurance risk advisory directly, or from an adjacent discipline such as commercial P & C brokerage, underwriting , construction risk , reinsurance, or corporate risk management.
- Direct experience assessing, underwriting, or reviewing commercial property and casualty insurance coverage for income-producing real estate, including forms such as property, business interruption, CGL, environmental, and valuation/replacement cost. This can come from real estate insurance risk advisory directly, or from an adjacent discipline such as commercial P&C; brokerage, underwriting, construction risk, reinsurance, or corporate risk management.
- Experience working directly with institutional lenders (banks, credit unions, trust companies, or alternative/private lenders) on commercial real estate financing, including familiarity with loan conditions, lender insurance requirements, and mortgagee/loss payable clause language.
- Hands-on exposure to construction lending insurance structures: builder's risk/course of construction coverage, wrap-up liability, and performance/labour and material bonding.
- A track record of independently owning complex client matters, whether files, accounts, claims, or advisory assignments, under deadline pressure, with direct accountability for the outcome rather than simply preparing work for someone else's sign-off.
- Direct, independent client-facing experience with sophisticated commercial or institutional stakeholders (lenders, developers, brokers, insurers, or lawyers),
comfortable leading a client conversation rather than participating in one.
- Ability to translate technical insurance and coverage detail into a clear, defensible business recommendation, in writing and verbally, for an institutional audience.
- Demonstrated independent judgment: concrete examples of identifying a problem, taking ownership of it, and driving it to resolution without continually escalating internally.
- For the senior search specifically: experience reviewing, mentoring, or directing the work of other professionals. Comfortable quality-controlling junior output and deciding what actually warrants escalation.
Differentiators that would strengthen either candidate, though I wouldn't expect one person to check every box: claims experience, commercial mortgage lending, valuation or appraisal knowledge, recognized credentials such as CRM, CIP, FCIP, or RIBO, and French-language fluency. A meaningful share of our active files run through Quebec, so bilingual ability on either search would be a genuine advantage.
