Job Summary

We are seeking a dynamic and dedicated Building Operator/Superintendent to oversee the daily operations and maintenance of a residential high-rise building. This role is vital in ensuring the safety, efficiency, and reliability of building systems, while providing exceptional service to the residents. The ideal candidate will possess strong mechanical, electrical, and facilities maintenance skills, along with proven leadership experience. You will be responsible for managing building systems, ensuring compliance with safety standards, and handling general repairs and maintenance. Responsibilities

- System Operations: Monitor and maintain heating, ventilation, and air-conditioning (HVAC) systems, boilers, chillers, and electrical and plumbing networks.
- Preventive Maintenance: Conduct daily inspections, log readings, and routine servicing
- Troubleshooting & Repairs: Respond to service calls and fix minor mechanical, electrical, or plumbing issues, escalating complex problems to specialized trades or supervisors.
- Safety & Compliance: Ensure the facility meets local building codes, fire safety regulations, and occupational health and safety standards.
- Contractor Oversight: Coordinate and supervise external service providers or contractors performing major repairs or installations.




- Manage automated building functions effectively
- Maintain accurate records for work orders, inspections, and inventory management
- Execute repairs or modifications as needed to support facility operations
- Lead emergency response efforts related to facilities issues or safety incidents while maintaining clear communication with emergency services

Experience:

- 1 to 5 years of hands-on experience in facilities maintenance, property operations, or a related mechanical trade.
- Technical Skills: Familiarity with Building Automation Systems (BAS), diagnostic tools, and basic electrical and plumbing work.
- Soft Skills: Strong problem-solving abilities, physical dexterity, customer service skills to interact professionally with residents and contractors, and leadership qualities to coordinate projects effectively.
- Proficiency in using software for maintenance planning and record keeping
- Fluency in English required; additional language skills are a plus
