Job Purpose:

As the maintenance staff, you are responsible for maintenance and overseeing the Vintage Green community lawns and gardens, as well as maintaining the apartments and community/maintenance buildings. Completing small repairs and maintenance for the buildings and preparing units for new tenants. Through the winter months snow removal is required around the apartment and community buildings as well as interior upkeep for the buildings.

This position requires a proactive individual committed to safety, quality work, and continuous improvement.

Major Duties and Responsibilities:

- Responsible for clean public places including the front of the buildings, yards, steps, entrances, etc.

- Performs minor repairs and adjustments such as replacing washers on taps, light bulbs, appliances etc.

- Responsible for cutting grass, trimming and weeding public gardens, to be discussed.

- Responsible for shoveling snow and salting at building entrances.

- Handles urgent or minor complaints.

- Reports major complaints to Management.

- Monitors the work of contractor's people and completes reports.

- Inspects fire extinguishers, sprinkler system and AED monthly.

- Ensures that fire escapes and passages leading to them are clear of obstructions.

- Ensures compliance with building rules and regulations.

- Monitors the use of lockers.

- Verifies contents adhere to fire regulations and notifies management of any irregularities.

- Maintains parking garage in a clean state and free of obstructions or hazards.

- Clears garbage bins regularly and cleans and disinfects them. Put recycling bins out for pick up and return to the garbage room.

- Reports any boiler and/or HVAC problems to management immediately.

- Reports any major issues to management immediately.

- Maintains appliances and equipment.

- Maintains inventory of supplies.

- Prepare a vacant apartment for re-renting by cleaning, painting,



and all necessary maintenance.

- Complete standard reports as requested.

- Uses a variety of equipment such as vacuum cleaners, floor polishers, ladders, mops, brooms cleaning accessories, plumbing wrenches, screwdrivers etc.

- Follow all required health and safety procedures.- Cleaning community areas.

- Painting and turning over apartments for rental.

- Maintain detailed records of maintenance activities, repairs, and safety items.

We are looking for:

- A self-starter with time management and project management skills.

- Robust work ethic and positive team attitude.

- Experience operating lawn and miscellaneous equipment.

- Ability to pinpoint problems and create solutions.

- Must be dependable, reliable, possess a strong attention to detail and the ability to prioritize effectively.

Work Conditions:

- Physical ability to lift up to 55lbs.

- Local travel may be required.

- Possess a valid G driver's license is required.

- Work both indoors and outdoors.

- Ability to remain standing for long periods and to bending, twist, push, pull, lift and carry equipment and supplies.

- Safety equipment will be required (for example steel-toed safety boots, safety glasses).

Requirements & Experience:

- High School Diploma.

- Advanced English: written and oral.

- Punctual and on time for work daily.

- 2 Years experience with property maintenance preferred but not required.

- Police Check Required.
