What You’ll Do
As the Community Manager for a large apartment building, you’ll be the primary day-to-day contact for residents and an important link between residents, ownership, contractors, and Squire’s maintenance and cleaning teams.
Your focus will be keeping the building organized, well maintained, and running smoothly while creating a positive experience for residents.
- Build positive relationships with residents and respond to questions, concerns, and service requests professionally.
- Coordinate and complete resident move-ins and move-outs, including inspections, keys/fobs, access, documentation, and follow-up.
- Conduct regular inspections of suites, common areas, amenities, exterior areas, and building systems.
- Create, assign, and follow up on maintenance requests and work orders through Buildium.
- Coordinate repairs, preventative maintenance, cleaning, and contractor access.
- Monitor the condition and quality of common areas and amenities and address issues proactively.
- Work with contractors and service providers to obtain quotes, coordinate access, and ensure work is completed to an appropriate standard.
- Maintain organized resident, inspection, maintenance, and building records.
- Assist with resident notices, building communications, and operational documentation.
- Manage keys, fobs, access devices, and other building access requirements.
- Follow up on rent arrears, payment concerns, and resident account issuesas directed.
- Prepare and serve notices and other resident documentation when required,
in accordance with company procedures and applicable legislation.
- Identify maintenance, safety, or operational concerns before they become larger problems.
- Assist with emergencies and participate in an after-hours on-call rotation.
- Provide regular updates to the property management team and ownership regarding building issues, resident concerns, arrears, and ongoing work.
What We’re Looking For
- Property management, building operations, residential housing, or related experience is preferred, but not required.
- You’re approachable and professional, with strong communication and resident-service skills.
- You’re organized and comfortable managing multiple priorities at once.
- You have positive judgment and can handle resident concerns and difficult situations calmly.
- You’re comfortable coordinating contractors, maintenance, inspections, and follow-up.
- You’re comfortable handling sensitive conversations regarding arrears, notices, and resident concerns.
- You’re tech-savvy and comfortable learning property management software such as Buildium.
- You take ownership of issues and follow them through to completion.
- You have a valid driver’s licence and reliable vehicle.
- You can provide a clear criminal record check.
- Familiarity with the Apple ecosystem (macOS, iOS, iCloud, etc.) is an asset.
