Terracap is seeking a detail-oriented Corporate Revenue Accountant to join its head office finance team. This role is responsible for a broad range of corporate accounting activities, including revenue billings, cost recoveries, accounts receivable, payroll and benefits administration, cash flow reporting, and indirect tax compliance. The successful candidate will work closely with property accounting, tax, operations, acquisitions, development, leasing, and other internal teams to support accurate and timely financial reporting and corporate processes.

Key Responsibilities and Duties

1. Corporate Fee Billings & Revenue Recognition

- Manage monthly, quarterly, and annual billing cycles for core corporate revenue streams, ensuring compliance with the correct accounting periods. Core portfolios include:
- Management Fees: Invoicing property management and asset management fees on a monthly basis, based on portfolio agreements.
- Development & Financing Fees: Partnering with acquisition and development and financing teams to bill project development fees, financing arrangement fees, and annual milestone rebates.
- Leasing Commission & Documentation Fees: Processing and billing leasing commissions and documentation fees on a quarterly basis.
- Accounting Fees: Invoicing GTA and U.S. properties, sub co-tenancy entities, and affiliated entities on an annual basis.
- Administrative Fees: Calculating and billing administrative fees to affiliated entities on an annual basis.
- Loan Interest Income: Collaborating with the tax team to invoice loan interest income on both a monthly and annual basis.
- Transactional Fees: Billing acquisition fees, equity-raising fees, consulting fees, and leasing assignment fees on a case-by-case (ad hoc) basis.

2. Corporate Cost Recoveries (Chargebacks)

- Calculate, generate, and distribute internal and external corporate chargeback invoices:
- Salary Recoveries: Processing and billing leasing salary recoveries from affiliated entities on a quarterly basis.
- Maintenance Fees:



Invoicing monthly maintenance fees for GTA properties.
- Overhead Allocations: Managing direct chargebacks for shared expenses, including ICSC costs, corporate credit cards, flight passes, telecom, couriers, legal pass-throughs, and office overhead.
- Template Maintenance: Updating dynamic allocation schedules based on property square footage (occupied and vacant), flight pass usage, and other specific allocation bases.
- Budgeting: Preparing annual estimates for administrative fees, IT support, Telus expenses, and Yardi licence cost allocations for property budgets.

3. Accounts Receivable (AR) & Treasury Management

- Prepare deposits for cheques, incoming wire transfers, and electronic payments while handling banking tasks.
- Reconcile accounts and follow up regularly with property accounting teams and others to ensure timely collection of fees and chargebacks.
- Update weekly cash flow projections and prepare monthly cash flow analysis reports for corporate accounts.

4. Payroll & Group Benefits for Corporate and Site

- Payroll Processing & Remittances: Prepare payroll for corporate and site personnel, including calculations, reporting, and remittances for WSIB/WCB, as well as quarterly and annual reporting.
- Payroll Recoveries: Calculate and process payroll reimbursements and associated benefit burdens for properties with shared payroll to the appropriate property entities or ownership groups.
- Group Benefits – Health Insurance: Act as coordinator for member registrations and terminations. Review and verify monthly billings, secure approvals for Accounts Payable processing,



and reconcile employee contributions against payroll deductions.
- Group Perks – RRSP: Manage employee registrations and terminations as coordinator and execute online remittances.
- Payroll Budgeting: Prepare comprehensive payroll budgets.
- Administrative HR Support:
- Monitor employee vacation tracking to coordinate payroll preparation.
- Maintain up-to-date schedules tracking vacation used versus remaining balances.
- Maintain confidential employee contracts and records within HR files.

5. Indirect Tax Compliance

- Prepare and coordinate monthly and quarterly GST/HST filings.

6. Additional Duties

- Perform ad hoc financial analysis, reporting, and special projects or tasks as assigned by the Corporate Controller or senior corporate officers.

Qualifications & Requirements

- Education: University degree in Accounting, Finance, Commerce, or Business Administration.
- Professional Designation: CPA designation, or active pursuit of a Canadian CPA designation, is considered an asset.
- Experience: 3+ years of corporate accounting experience, ideally within Canadian real estate, property management, or professional services.
- Technical Skills:
- Advanced proficiency in Microsoft Excel, including complex formulas, pivot tables, and data consolidation.
- Hands-on experience with Yardi Voyager and other corporate ERP systems.
- Regulatory Knowledge: Solid foundation in Canadian accounting frameworks (ASPE) and Canadian indirect tax (GST/HST) compliance.

- Cross-Functional Communication: Effectively liaise with property accounting, tax, operations, acquisitions, development, leasing teams, and external managers regarding billing inquiries.
- Analytical Precision: Strong attention to detail when managing complex intercompany cost allocations.
- Process Improvement: Aptitude for streamlining manual billing workflows, strengthening internal controls, and automating corporate chargeback schedules.
